SUBSTITUTED TRUSTEE'S NOTICE OF SALE STATE OF MISSISSIPPI COUNTY OF HINDS 1ST WHEREAS, on the 29th day of November, 2007, Pearline Washington, a single woman, executed and delivered a certain Deed of Trust unto Charles A. Myers, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Realty Mortgage Corporation, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Hinds 1st County, Mississippi in Book 6805 at Page 249 Instrument# 1125281; and WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to Select Portfolio Servicing, Inc. by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7322 at Page 5929 Instrument# 1909271; and WHEREAS, on the 6th day of November, 2025 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 7329 at Page 2600 Instrument# 1934236; and WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 23rd day of January, 2026, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the main North front door of the Hinds 1st County Circuit Courthouse at 407 East Pascagoula Street at Jackson, Mississippi, for cash to the highest bidder, the following described land and property situated in Hinds 1st County, Mississippi, to-wit: LOT 12, BLOCK B, OAK GROVE SUBDIVISION, a subdivision according to a map or plat thereof which is on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Book 1 at Page 18 thereof, reference to which is hereby made in aid of and as a part of this description.
