SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, on February 28, 2011, FaCheryl D. Wilson executed a Deed of Trust to Robert D. Drinkwater, as Trustee for the benefit of Habitat for Humanity/Metro Jackson, Inc., which is recorded Book 7117 at Page 83 as corrected and rerecorded in Book 7117 at Page 491 in the office of the Chancery Clerk of the First Judicial District Hinds County, Mississippi; and
WHEREAS, the Deed of Trust was assigned to Habitat for Humanity Mississippi Capital Area (f/k/a Habitat for Humanity/Metro Jackson, Inc.) by instrument recorded in the office of the aforesaid Chancery Clerk; and
WHEREAS, Underwood Law Firm PLLC has been duly appointed as Substituted Trustee by instrument recorded in Book 7259 at Page 7906 in the office of the Chancery Clerk of the First Judicial District Hinds County, Mississippi; and
WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and Habitat for Humanity Mississippi Capital Area, the holder of the indebtedness and the beneficiary under the Deed of Trust, has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust.
NOW, THEREFORE, Underwood Law Firm PLLC, as Substituted Trustee under the Deed of Trust, will on July 1, 2026, within legal hours (between 11:00 a.m. and 4:00 p.m.), at the north front door of the Hinds County Courthouse (First Judicial District) in Jackson, Mississippi, offer for sale at public outcry to the highest bidder for cash the following described property situated in the First Judicial District Hinds County, Mississippi, being the same property described in the Deed of Trust:
A certain parcel of land being a part of Lots 3 and 4, Block A, Amended Plot of Rail Road Addition, a subdivision according to the map or plat thereof, on file and of record in the Office of the Chancery Clerk of Hinds County at Jackson, Mississippi, as now recorded in Plat Book A at Page 324, in the City of Jackson, Hinds County, Mississippi, and being more particularly described as follows:
Commence at an existing concrete monument marking the Southwest Corner of Lot 6, Parkview Place, Part 1, a subdivision according to the map or plat thereof, on file and of record in the aforesaid Chancery Clerk's Office, as now recorded in Plat Book 41 at Page 5 and run thence South 00 degrees 25 minutes 06 seconds West along the East right-of-way line of Wood Street for a distance of 50.00 feet to a set iron pin marking the Point of Beginning of the parcel of land herein described; from said Point of Beginning and leaving said East right-of-way line of Wood Street, run thence South 89 degrees 03 minutes 45 seconds East for a distance of 160.00 feet to a set iron pin on the line common to Lots 4 and 5 of said Block A, Amended Plot of Rail Road Addition; run thence South 00 degrees 25 minutes 06 seconds West along said common line for a distance of 50.00 feet to a set iron pin; leaving said common line, run thence North 89 degrees 03 minutes 45 seconds West for a distance of 160.00 feet to a set iron pin on the aforesaid East right-of-way line of Wood Street; run thence North 00 degrees 25 minutes 06 seconds East along said East right-of-way line of Wood Street for a distance of 50.00 feet to the Point of Beginning, containing 8,000 square feet, more or less.
The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, easements, and matters of record.
