SUBSTITUTED TRUSTEE'S NOTICE OF SALE WHEREAS, on December 17, 2010, Brenda L. Anthony executed a Deed of Trust to Kenneth T. O'Cain, as Trustee for the benefit of Madison County Habitat for Humanity, Inc., now Habitat for Humanity Mississippi Capital Area, which is recorded in Book 2622 at Page 528 as Instrument No. 637531 in the office of the Chancery Clerk of Madison County, Mississippi; and WHEREAS, Underwood Law Firm PLLC has been duly appointed as Substituted Trustee by instrument recorded in Book 4520 at Page 906, as Instrument No. 1021270 in the office of the Chancery Clerk of Madison County, Mississippi; and WHEREAS, default has been made in the payment and performance of the obligations secured by the Deed of Trust, and Madison County Habitat for Humanity, Inc., now Habitat for Humanity Mississippi Capital Area, the holder of the indebtedness and the beneficiary under the Deed of Trust, has declared the entire balance due and payable and has requested the undersigned Substituted Trustee to sell the property under the power of sale contained in the Deed of Trust. Union Street, Canton, Mississippi 39046, offer for sale at public outcry to the highest bidder for cash the following described property situated in Madison County, Mississippi, being the same property described in the Deed of Trust: Lot 11 in the W.J. Lutz Addition to the City of Canton, Madison County, Mississippi, according to plat thereof on file in the Chancery Clerk's office for Madison County, Mississippi. The property will be conveyed only as title is vested in the Substituted Trustee without warranty. The sale is subject to prior liens, unpaid taxes, easements, and matters of record.
