YOU ARE HEREBY SUMMONED AND REQUIRED to serve upon STERN LAVINTHAL & FRANKENBERG LLC, plaintiff's attorneys, whose address is 103 Eisenhower Parkway - Suite 100, Roseland, New Jersey 07068, an Answer to the Complaint, filed in a civil action, in which LAKEVIEW LOAN SERVICING, LLC is the plaintiff and JASON L. BATES, HIS HEIRS, DEVISEES AND PERSONAL REPRESENTATIVES 1-5 AND HIS, HERS, THEIR OR ANY OF THEIR SUCCESSORS IN RIGHT, TITLE AND INTEREST, ET AL. are the defendants, pending in the Superior Court of New Jersey, Chancery Division, Burlington County, and within thirty-five (35) days after 7/2/2026 or the date of this publication, whichever is later, exclusive of such date(s). If you fail to do so, judgment by default may be rendered against you for the relief demanded in the Complaint. You shall file your Answer and Proof of Service in duplicate with the Clerk of the Superior Court of New Jersey, Richard J. Hughes Justice Complex, 25 Market Street, Trenton, New Jersey 08625, in accordance with the rules of civil practice and procedure.
This action has been instituted for the purpose of (1) foreclosing a mortgage dated December 24, 2019 made by JASON L. BATES to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS MORTGAGEE, AS NOMINEE FOR STEARNS LENDING, LLC, recorded on March 10, 2020 in the Office of the Burlington County Clerk/Register in Mortgage Book OR13437, Page 4058. On 4/8/2026, said obligation and mortgage were assigned to LAKEVIEW LOAN SERVICING, LLC by written assignment dated April 8, 2026 and of record on April 28, 2026 in the Office of the Clerk/Register of Burlington County in Assignment Book OR13817, Page 257. 2) To recover possession of the lands and premises commonly known as 6 PINE STREET, WILLINGBORO, NJ, 08046. Block 905, Lot 54.

BATES, HIS HEIRS, DEVISEES AND PERSONAL REPRESENTATIVES 1-5 AND HIS, HERS, THEIR OR ANY OF THEIR SUCCESSORS IN RIGHT, TITLE AND INTEREST, are made a party defendant to this foreclosure action for any right, title or interest you may have in, to or against said mortgaged premises because on or after, APRIL 7, 2020, JASON L. BATES the record owner of the mortgaged premises, died intestate and after due inquiry the identity of her heirs at law cannot be ascertained, or plaintiff does not know if such person died and therefore her heirs at law are designated as , JASON L. BATES, HIS HEIRS, DEVISEES AND PERSONAL REPRESENTATIVES 1-5 AND HIS, HERS, THEIR OR ANY OF THEIR SUCCESSORS IN RIGHT, TITLE AND INTEREST.
YOU, NIESHA JOHNSON-BATES, are named as a party defendant by virtue of the death of Jason L. Bates who died on or about April 7, 2020, and for any right, title and interest, the party may have in and to the subject property. being an heir and a wife of the decedent. NIESHA JOHNSON-BATES is made a party defendant by virtue thereof.
YOU, MR. JOHNSON-BATES, HUSBAND OF NIESHA JOHNSON-BATES, the unknown spouse of NIESHA JOHNSON-BATES, is hereby named for any interest or right he/she may hold in the property. The subject mortgage is a purchase money mortgage. Any interest or possessory right MR. JOHNSON-BATES, HUSBAND OF NIESHA JOHNSON-BATES has in such property is subordinate and subject to the aforesaid purchase money mortgage. MR. JOHNSON-BATES, HUSBAND OF NIESHA JOHNSON-BATES is made a party defendant by virtue thereof.
