NOTICE OF PUBLIC HEARING
TAKE NOTICE that on April 1, 2026 at 7:00 P.M., a hearing will be held before the Somerville Borough Zoning Board of Adjustment in the Civic Center located at 24 Robeson Street Somerville, New Jersey, on the petition for the necessary approvals including but not limited to the variances, waivers, or other relief deemed necessary by the Board to permit the following:
Reconstruct and enlarge a detached garage on the premises located at 71 North Doughty Avenue and designated as Block 132 Lot 6 on the Borough Tax Map.
Variance relief is sought for accessory building maximum building size of 864 sf whereas 614 sf is required, existing non-conforming accessory building side yard setback of .030 feet whereas 8 feet is required, existing non-conforming accessory building rear yard setback of 0.01 feet whereas 12.50 feet is required, accessory building maximum height of 21.67 ft whereas 16 ft is required, an increase in the floor area ratio from 26.57% to 32.58% whereas 30.00% is allowed and a decrease in the maximum improvement coverage from 57.39% to 54.89% whereas 40.00% is allowed.
The application and supporting documents are on file with the Board Secretary in the Department of Community Development and may be inspected at the Somerville Borough Hall 25 West End Avenue Somerville, New Jersey during regular business hours Monday though Friday 9:00 A.M. to 4:00 P.M.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Board.
