Substituted Trustee's Notice of Sale
WHEREAS, on or about September 25, 2024, Bellegrass LLC executed a certain Commercial Real Estate Deed of Trust to Don O. Rogers, as Trustee for the benefit of The Citizens National Bank of Meridian ("CNB"), which was recorded on October 7, 2024 in the Real Property Records in the Office of the Chancery Clerk of Lamar County, State of Mississippi (the "Records"), in Book 2075, Page 773 (the "Deed of Trust"); WHEREAS, CNB has heretofore substituted Christopher H. Meredith as Trustee in and for the Deed of Trust and the indebtedness secured thereby in lieu and in place of Don O. Rogers and any other or subsequent trustees thereunder, by instrument recorded in the Records on December 15, 2025, in Book 2136, Page 233; and WHEREAS, default having been made under the terms and conditions of the Deed of Trust and all of the indebtedness secured thereby having been declared to be due and payable in accordance with the terms of the Deed of Trust, CNB, the legal holder of the Deed of Trust and the indebtedness secured thereby, has requested the undersigned Substituted Trustee, Christopher H. Meredith, to execute the trust and sell certain of the land, property, and all fixtures subject thereto in accordance with the terms of the Deed of Trust for the purpose of raising the sums due, together with attorney's fees, Substituted Trustee's fees, and expenses of sale, NOW, THEREFORE, I, Christopher H. I RESERVE THE RIGHT to sell said Property in whole or in part, separately or together, and in such order and manner as I may determine, including the right to offer the Property as a whole, or by individual lots, groups of lots, or any combination thereof.
