Substituted Trustee's Notice of Sale
Part of Lots 1 and 2, Richardson Survey Hinds County, Mississippi
(Sometimes commonly known as 706 S. Roach Street, Jackson, MS)
WHEREAS, PRO SERVICE, LLC, a Mississippi Limited Liability Company, at the time of execution of the herein described Deed of Trust, executed a Deed of Trust to Frank M. Youngblood, Jr., Trustee, to secure as Beneficiary, RICHARD I. JACKSON AND PEGGY L. JACKSON, dated March 25, 2022, which Deed of Trust is recorded in Book 7279 at Page 2556 in the records in the office of the Chancery Clerk of Hinds County, Mississippi, in Jackson, Mississippi;
WHEREAS, RICHARD I. JACKSON AND PEGGY L. JACKSON has heretofore substituted Joshua P. Ginn as Trustee in lieu and in place of Frank M. Youngblood, Jr. by Substitution of Trustee, dated February 6, 2026, recorded in Book 7328, Page 6510 in the records in the office of the Chancery Clerk of Hinds County, Mississippi, in Jackson, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, and RICHARD I. JACKSON AND PEGGY L. JACKSON, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell the real property and fixtures in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, Substituted Trustee's fees and expenses of sale.
NOW, THEREFORE, I, Joshua P. Ginn, Substituted Trustee in said Deed of Trust, will on Friday, April 10, 2026, offer for sale and sell at public outcry, to the highest bidder for cash within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m. prevailing Central Time), at the front door of the Hinds County Circuit Courthouse located at 407 E Pascagoula St, Jackson, MS 3920, in the City of Jackson, County of Hinds, Mississippi, the following described real property, being the same property described in said Deed of Trust, and being situated in Hinds, Mississippi, to-wit:
ALL THAT PART OF LOTS 1 AND 2, IN THE RICHARDSON SURVEY, ACCORDING TO "THE OFFICIAL MAP OF THE CITY OF JACKSON MADE BY HENRY C. DANIEL IN THE YEAR 1875", IN THE CITY OF JACKSON, HINDS COUNTY, MISSISSIPPI, DESCRIBED AS FOLLOWS:
BEGINNING AT THE POINT OF INTERSECTION OF THE EAST LINE OF ROACH STREET AND THE SOUTH LINE OF HUTSON STREET, SAID POINT ALSO BEING THE NORTHWEST CORNER OF SAID LOT 1; THENCE EASTERLY ALONG THE SOUTH LINE OF HUTSON STREET 158 FEET, MORE OR LESS, TO A POINT 10 FEET WESTERLY FROM, AS MEASURED AT .RIGHT ANGLES TO THE CENTERLINE OF GRANTOR'S MOST WESTERLY TRACK AS PRESENTLY LOCATED; THENCE SOUTHWESTERLY ALONG A LINE 10 FEET. WESTERLY FROM AND PARALLEL WITH THE CENTERLINE OF SAID TRACK, 260 FEET, MORE OR LESS, TO THE EAST LINE OF SAID ROACH STREET, THENCE NORTHERLY ALONG THE EAST LINE OF ROACH STREET 230 FEET, MORE OR LESS, TO THE POINT OF BEGINNING.
BEING THE SAME PROPERTY CONVEYED IN DEED BOOK 4961 AT PAGE 302.
I WILL CONVEY only such title as is vested in me as Substituted Trustee.
