Substituted Trustee's Notice of Sale
WHEREAS, on the 13th day of July 2018, Melissa Ivy aka Melissa Hampton and Michael E. Reddit, wife and husband, executed a certain Deed of Trust to Angie Dellinger, Trustee, for the benefit of Regions Bank, which Deed of Trust was recorded in the office of the Chancery Clerk of Hinds County, Mississippi, and recorded in Deed of Trust Book 7222 at Page 5205 of the land records; and,
WHEREAS, Simpson Law Firm PA has been substituted in the place and stead of Angie Dellinger, Trustee for Regions Bank, said Appointment of Substitute Trustee being recorded in Book 7333 at Page 0821 of the records of the Chancery Clerk of said County; and,
WHEREAS, fee simple title is vested in Melissa Hampton; and,
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said Deed of Trust, the legal holder of said indebtedness, Regions Bank, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust and for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees and expense of sale.
NOW, THEREFORE, Simpson Law Firm PA, Substituted Trustee in said Deed of Trust, will on the 3rd day of June 2026, offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at Main North Front Door of the 1st Judicial District of the Hinds County Circuit Courthouse located at 407 East Pascagoula Street at Jackson, Mississippi, to the highest and best bidder for cash the following described property situated in Hinds County, State of Mississippi, to-wit:

LOT 12, THE BRIARS, PART 3, A SUBDIVISION ACCORDING TO A MAP OR PLAT THEREOF WHICH IS ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI IN PLAT BOOK 27 AT PAGE 29, REFERENCE TO WHICH IS HEREBY MADE IN AID OF AND AS A PART OF THIS DESCRIPTION.

SUBJECT TO RESTRICTIONS, RESERVATIONS, EASEMENTS, COVENANTS, OIL, GAS OR MINERAL RIGHTS OF RECORD, IF ANY. BEING THE SAME PREMISES CONVEYED TO MELISSA HAMPTON FROM DONALD R. BIVINS AND WIFE, DONNA S. BIVINS BY WARRANTY DEED DATED 8/9/2002, AND RECORDED ON 8/14/2002, AT BOOK 5616, PAGE 615, IN HINDS COUNTY, MS.
