TABERNACLE TOWNSHIP BURLINGTON COUNTY, NEW JERSEY LAND DEVELOPMENT BOARD NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE, that the undersigned, Robert and Nicole Roeder, (Applicant) have applied to the Land Development Board of the Township of Tabernacle based upon Applicant's Appeal contesting the Use of the Property located 79 Carranza Road together with the Order from the New Jersey Superior Court of Burlington County instructing the Land Development Board to determine whether the owner and/or tenants use of the Property at 79 Carranza Road constitutes a permitted preexisting non-conforming use. The property in question is located at Tax Block 904, Lot 1.10, on the Official Tax Map of the Township of Tabernacle. The street address is: 79 Carranza Road, Tabernacle, NJ. The Applicant proposes the following: The Applicant's appeal requests that the board determine if the uses of the property located at 79 Carranza Road violate the zoning and land use codes, including but not limited to the use of the property for bulk storage of materials, bulk pickup and delivery of soil, sand, and gravel, and other bulk materials, uses not permitted within the Regional Growth – Commercial District. Additionally, pursuant to Order dated May 27, 2026, the Superior Court, requests that the board determine whether the owner and/or tenants' use of the property in question constitutes a preexisting non-conforming use. A Public Hearing will be conducted by the Land Development Board at a meeting scheduled for: August 5, 2026 at 7:00 p.m., Tabernacle Emergency Services Building, 134 New Road, Tabernacle, New Jersey 08088; or as soon thereafter or until the matter is reached.
