By virtue of a certified copy of a decree to me directed from the Clerk of Monroe County Circuit Court in Cause No. 53C06-2503-MF-000622 wherein German American Bank, was Plaintiff, and Taylor Morrison and Unknown Heirs and Unknown Legatees of Robynn Knight were the Defendants, requiring me to make the sum as provided for in said Decree with interest and cost, I will expose at public sale to the highest bidder, on the 21st day of November 2025 at the hour of 10:00 a.m. or as soon thereafter as is possible, via www.zeusauction.com, the fee simple of the whole body of Real Estate in Monroe County, Indiana.
Lots number five (5) and six (6) in John Whitesell's Addition to the Town of Ellettsville, Indiana, as shown on the recorded plat thereof recorded in Plat Cabinet B, Envelope 43, in the office of the Recorder of Monroe County, Indiana.
EXCEPTING THEREFROM the following described real estate conveyed from Freeda B. Stewart Revocable Living Trust to the State of Indiana by Warranty Deed recorded February 6, 2001, as Instrument No. 2001002031: A part of Lots 5 and 6 in John Whitesell's Addition to the Town of Ellettsville, Indiana, the plat of which is recorded in Plat Book 3, page 53 (now Plat Cabinet B, Envelope 43), in the Office of the Recorder of Monroe County, Indiana, described as follows: Beginning at a point on the southeastern line of said Lot 5, South 39 degrees 21 minutes 10 seconds West 2.50 feet from the east corner of said Lot 5, which point of beginning is on the southwestern boundary of S.R. 46 (Temperance Street); thence South 39 degrees 21 minutes 10 seconds West 22.28 feet along said southeastern line; thence North 47 degrees 10 minutes 15 seconds West 45.68 feet; thence North 5 degrees 02 minutes 00 seconds West 28.28 feet to the southwestern boundary of said S.R. 46; thence South 50 degrees 02 minutes 00 seconds East 65.38 feet along the boundary of said S.R. 46 to the point of beginning and containing 0.027 acres, more or less.
