TOMS RIVER TOWNSHIP, OCEAN COUNTY, NEW JERSEY, PUBLIC NOTICE
PLEASE TAKE NOTICE that on the 10th day of June, 2026, at a regular meeting at 6:30 PM within the Municipal Building, 33 Washington Street, Toms River, New Jersey, the Toms River Township Zoning Board of Adjustment will hold a hearing on the application of the undersigned, at which time and place all interested parties will be given an opportunity to be heard.
The premise in question is located at, Block 412.12, Lot 26.01 consisting of approximately 59,242 square feet (1.36 acres). The property address is 1454 Lakewood Road, Toms River, New Jersey and lies within the LI (Light Industrial) zone. The applicant is proposing to maintain the current use and is seeking a Certificate of Non-Conformity in accordance with N.J.S.A. 40:55D-68 for the property in a zone where Residential properties are not a permitted use. Based upon available public records, the applicant contends that a zoning change occurred at some time after 1975, wherein the property was re-zoned to a Light Industrial Area. The site has continuously operated as a single-family residential property since its original construction and through today.
The applicant also reserves the right to seek any and all other variances and/or design waivers which may be requested at the time of the hearing.
A copy of the application and plan documents are on file with the Toms River Township Zoning Board of Adjustment, 33 Washington Street, Toms River, New Jersey, and may be inspected during business hours in the office of the Planning Board by all interested parties prior to said meeting.
