TOWNSHIP OF BERLIN PLANNING & ZONING BOARD NOTICE OF PUBLIC HEARING PLEASE TAKE NOTICE that Focused Fusion Dance Center, LLC (the "Applicant") submitted an application (the "Application") to the Township of Berlin Planning and Zoning Board (the "Board") for minor site plan and use variance approval for the property identified on the Tax Map of the Township of Berlin as Block 1418, Lot 1 and commonly known as 175 Rt. 73 South, West Berlin, New Jersey 08091 (the "Property" or "Subject Property"). The Property is presently located in the Commercial 2 Zoning District ("C-2 Zone") of the Township of Berlin (the "Township"). The Applicant is seeking approval to operate the Focused Fusion Dance Center that will offer high-quality recreational dance classes for all ages in a supportive and inspiring environment. The Applicant requests approval of the following variances under the Township's zoning ordinance: - Section 340-51: use variance relief to permit the operation of a dance studio where it is not previously permitted by ordinance standards - Any and all variances as may be required by the Township of Berlin Planning and Zoning Board and/or its professional consultants for any other existing site conditions. The Applicant proposes the requested relief will enable the Property to be put to productive use and to be improved and utilized in a manner compatible with and complementary to the surrounding area. Additional testimony in support of the requested relief will be provided at the hearing. The Applicant reserves the right to request any and all variances, waivers, and/or other relief that may be required after review of the Application by the Board and its professional staff, or that otherwise may be necessary. This is a continuing Notice and the Application may be postponed or adjourned to another meeting of said Board without any further notice being required. A public hearing of this Application (the "Public Hearing" or "Hearing") will be held before the Township of Berlin Planning and Zoning Board on October 21, 2025 at 5:30 P.M. The Planning and Zoning Board's public meetings will be held in the Township Municipal Hall located at 135 Route 73 South, West Berlin, New Jersey 08091. At the time of the Public Hearing, anyone may appear individually or by attorney, and present any objection which they may have to granting this Application. The Application, any maps, and/or documents for which approval is sought are available for examination in the office of the Planning and Zoning Board Secretary during normal business hours.
