TOWNSHIP OF BURLINGTON PLANNING BOARD
NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that Chick-fil-A, Inc. ("Applicant") has applied to the Township of Burlington Planning Board (the "Board") for Amended Minor Site Plan Approval, together with Bulk Variance and Design Waiver/Exception relief (the "Application"), with respect to property having a street address of 1817 Mount Holly Road, Township of Burlington, County of Burlington, State of New Jersey, and designated as Block 116, Lot 2 on the Tax Map of the Township of Burlington (the "Property"). The Property is located in the Township of Burlington's B-2 Highway Business Zoning District.
PLEASE TAKE FURTHER NOTICE that the Property is currently developed, in pertinent part, with a Chick-fil-A quick service restaurant (the "Chick-fil-A"). Applicant, by way of the Application, proposes to expand the drive-thru facilities of the Chick-fil-A by adding a second drive-thru lane, as well as to reconfigure the existing parking lot so as to accommodate the additional drive-thru lane. Related site improvements proposed include, but are not limited to, lighting, signage, and order/meal-delivery canopies.
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant further seeks the following bulk variances and design waivers/exceptions from the Township of Burlington's Land Development Ordinance (the "Ordinance"):
1. From Ordinance § 330, Attachment 2, to allow greater lot coverage than permitted (50% permitted, 77.60% existing, 77.9% proposed).
2. From Ordinance § 330-99 to allow smaller parking stalls than required (10 feet by 20 feet required, 9 feet by 18 feet existing [existing non-conformity, no change proposed]);
3. From Ordinance § 330-99 to allow a narrower one-way drive aisle than required (18 feet required, 17 feet existing [existing non-conformity, no change proposed]);
4. From Ordinance § 330-99 to allow a narrower two-way drive aisle than required (20 feet required, 18 feet proposed [existing non-conformity, no change proposed]);
5. From Ordinance § 330-99 to allow a lesser number of parking spaces than required (208 parking spaces required, 48 parking spaces existing [existing non-conformity, no change proposed]); and
6. From Ordinance § 330, Attachment 2, to allow less of a front yard setback for an accessory structure than required (20 feet required, 18.4 feet existing [existing non-conformity, no change proposed]).
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant is seeking all additional exceptions, waivers, design waivers, variances, interpretations, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions, and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff.
Copies of the Application and plans are on file and available for public inspection by any interested party, during regular business hours, in the Planning & Zoning Office, which is located on the 2nd floor of the Township of Burlington Municipal Building, located at 851 Old York Road, Burlington Township, New Jersey 08016.
PLEASE TAKE FURTHER NOTICE that a public hearing on the Application has been scheduled before the Board for June 11, 2026 at 7:00 PM, prevailing time, in the Community Room, in the Township of Burlington Municipal Building, located at 851 Old York Road, Burlington Township, New Jersey 08016, at which time any interested party may attend in person or by attorney and be heard with reference to the Application.
PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said hearings from time to time and you are hereby notified that you should make diligent inquiry of the Board's office concerning adjournments, postponements, or continuations.
