NOTICE OF HEARING
PLEASE TAKE NOTICE:
That the undersigned has applied to the Planning Board in the Township of Cedar Grove for bulk variance approvals in order to amend a previously approved development plan to change the originally proposed front door and walkway configuration, to incorporate an accessory structure for pool equipment and to legalize the construction of additional site improvements to include retaining walls and an artificial turf area which have already been constructed at property known as 396 & 404 Fairview Avenue and 3 Chapel Hill Court and otherwise known as Block 180, Lots 1.01 & 1.02 on the Tax Maps of the Township of Cedar Grove. The subject property is located in the R-40 and R-15 Zones and the single-family uses proposed are permitted in the zone. In order to develop and use the subject property as proposed the applicant is requesting bulk variances for minimum lot width, minimum lot frontage, maximum disturbed area coverage, minimum front yard setback, minimum side yard setback, minimum combined side yard setback, maximum building height in feet, maximum accessory building height in feet and maximum retaining wall height on the 3 Chapel Hill Court (Block 180, Lot 1.01) property and for maximum lot coverage and minimum driveway setback to any property lot line on the 404 Fairview Avenue (Block 180, Lot 1.02) property in addition to any and all other variances or waivers the Board deems necessary for approval of this application. This application is listed on the Clerk's calendar, and a public hearing has been set for Tuesday December 2, 2025 at 7:00 p.m., at 525 Pompton Avenue, Cedar Grove, New Jersey, second floor (Council Chambers), at which time you may appear either in person, by agent, or by attorney, and present any comments, questions, or objections which you may have to the granting of this application. Copies of all documents related to this application are available for public inspection at least 10 days before the hearing in the Office of Planning and Development, 525 Pompton Avenue, Cedar Grove, New Jersey during normal business hours.
