NOTICE OF PUBLIC HEARING
PLEASE TAKE NOTICE that on December 2, 2025, at 7:00 p.m., the Township of Cedar Grove Planning Board ("Board") will conduct a public hearing on the application of Public Service Electric & Gas Company ("PSE&G" or Applicant") in the Council Chambers of the Municipal Building, 525 Pompton Avenue, Cedar Grove, New Jersey, 07009. The Applicant seeks Preliminary and Final Site Plan Approval, Conditional Use Approval, and "c" variance relief for the property located at 445 Little Falls Road, designated as Block 371, Lot 51 on the official tax assessment map of the Township of Cedar Grove, County of Essex, State of New Jersey, 07009 (the "Property").
The Property is located in the M-2 office/warehouse zone where public utility uses are conditionally permitted uses. The Property is presently improved with an existing public utility switching station among other improvements. The Applicant seeks approvals for improvements to the switching station including a 13.5 ft. high retaining wall, a new bay, two (2) new 230kV circuit breakers, underground duct bank, manhole, reinstalling and repaving the existing access driveway. The Applicant's proposed improvements are within the limits of the existing switching station. All improvements are set forth on the site plan and other documents submitted in connection with the Application, as may be modified, amended or supplemented (collectively referred to as the "Site Plan Documents").
Public utility uses are permitted as conditional uses in the M-2 Zone District. The Application conforms to the applicable conditional use requirements of Cedar Grove Code, Section 268-34.1 with regard to public utility uses. Accordingly, the Applicant seeks conditional use approval pursuant to N.J.S.A. 40:55D-67 for the proposed switching station improvements, which are public utility uses.
The Applicant seeks the following bulk, dimensional or other "c" variance relief, N.J.S.A. 40:55D-70(c), to allow proposed retaining wall with 13.5 ft. height where 8 ft. max height permitted pursuant to Section 268-10.1.D. In addition to the foregoing, the Applicant seeks without limitation all other approvals, variances, deviations, waivers, exceptions, submission waivers, as set forth in the Application and/or Site Plan Documents and/or as may arise or be deemed necessary during the course of the hearings and/or as the result of any requested change to the Site Plan Documents by the Board, the Applicant or any member of the public.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Board. All documents, maps and papers relating to this Application including the Application, Site Plan Documents, and engineering drawings are available for public inspection during normal business hours at the Office of the Planning and Zoning Coordinator located in the Cedar Grove Municipal Building, 525 Pompton Avenue, Cedar Grove, New Jersey, 07009. These documents have been filed at least ten (10) days prior to the scheduled public hearing. The public hearing may be continued without further notice on such additional or other dates as the Board may determine.
