TOWNSHIP OF EGG HARBOR PLANNING BOARD
NOTICE OF HEARING
In compliance with the pertinent provisions of the Egg Harbor Township Zoning and Land Development Ordinance and the New Jersey Municipal Land Use Act, N.J.S.A. 40:55D-1 et seq., notice is hereby given that a written application has been filed by Egg Harbor Family 3 LLC ("Applicant") with the Township of Egg Harbor Planning Board for combined preliminary and final site plan approval in order to permit Applicant to construct, establish and maintain a multifamily housing development containing 76 dwelling units in three buildings for low and moderate income families, a clubhouse, maintenance building, playground, accessory surface parking together with other site plan improvements including, but not limited to, driveway entrance/exits, streets, utilities, storm water management facilities, landscaping and signage and other such site improvements as shown by the site plan and as may be required by the Planning Board as a condition of approval in and upon the property known and designated as Block 1013, Lots 32 and 33 on the Township of Egg Harbor Tax Map.
In connection with such combined preliminary and final site plan approval, Applicant, requests the following relief (a) a variance from a variance from the minimum setback for a site identification sign pursuant to N.J.S.A. 40:55d-70(c), (b) design waivers from (i) the landscape standards for the number of landscape plantings required in the parking area, (ii) the quantity of landscaping around stormwater management basins, (iii) the maximum allowable basin side slope and (iv) the minimum basin perimeter access width and (c) such other variances, waivers interpretations or development approvals the Board may reasonably require in the exercise of its discretion in order to permit the aforesaid development.
The public hearing on the above-mentioned application has been scheduled for September 15, 2025 at 5:00 P.M. in the Township Hall, 3515 Bargaintown Road, Egg Harbor Township, New Jersey, at which time and place any interested party (as defined in N.J.S.A. 40:55D-4) will have an opportunity to be heard.
All documents relating to this application may be inspected by the public during regular business hours Monday through Friday in the Office of the Township of Egg Harbor Planning Board, 3515 Bargaintown Road, Egg Harbor Township, New Jersey 08234.
