TOWNSHIP OF HAZLET PLANNING BOARD
NOTICE OF SPECIAL MEETING
PLEASE TAKE NOTICE that Flagship New Jersey Propco, LLC ("Applicant") has applied to the Township of Hazlet Planning Board (the "Board") for preliminary and final major site plan approval, together with bulk variance and/or design waiver/exception relief (the "Application"), with respect to property having street addresses of 3352 Route 35 and 540 Holmdel Road, in the Township of Hazlet, County of Monmouth, State of New Jersey, and being designated as Block 211, Lots 8.01 and 7.01 on the Township of Hazlet Tax Map (the "Property").
PLEASE TAKE FURTHER NOTICE that the Property is currently developed with a former restaurant and parking area. Applicant, by way of the Application, proposes to construct upon the Property an approximately 14,159 square foot car wash, together with related site improvements, including, but not limited to, vacuums, parking spaces, landscaping, lighting, and signage.
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant further seeks the following bulk variances and/or design waivers/exceptions from the Township of Hazlet Development Review Ordinance (the "Ordinance"):
1. From Ordinance Section 181-408.15 to allow parking spaces within the front yard setback where same are not permitted; and
2. From Ordinance Section 181-507.15 to allow fewer landscaped parking islands than required (1 landscaped parking island every 8 parking spaces required; no landscaped parking islands proposed).
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, the Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
PLEASE TAKE FURTHER NOTICE that a special meeting for the Application has been scheduled to be held before the Board on October 29, 2025, at 7:00 PM, prevailing time, in the Township of Hazlet Municipal Building, located at 1766 Union Avenue, Hazlet, New Jersey 07730, at which time any interested party may attend in person or by attorney and present any objections, or otherwise be heard, with reference to this application.
PLEASE TAKE FURTHER NOTICE that, at least 10 days prior to the public hearing, the Application, maps, plans, and related supporting materials, as applicable, will be on file and available for public inspection in the office of the Board within the Township of Hazlet Municipal Building, located at 1766 Union Avenue, Hazlet, New Jersey 07730, during regular business hours.
PLEASE TAKE FURTHER NOTICE that the Board may, at its discretion, adjourn, postpone, or continue said public hearing from time to time and you are hereby notified that you should make diligent inquiry of the Board's office concerning adjournments, postponements, or continuations.
