NOTICE OF HEARING
TAKE NOTICE THAT the Planning Board of the Township of Lyndhurst ("Board") will hold a public hearing on Tuesday, March 17, 2026 at 6:30 p.m. in the Town Hall located at 367 Valley Brook Avenue, Lyndhurst, New Jersey, to consider the application filed by QuickChek Corporation (the "Applicant") for preliminary and final site plan approval with variance relief to permit the construction of a QuickChek fuel station and associated 4,092 square foot canopy with a 4,547 square foot convenience store on property designated as Block 117, Lots 37.01, 40.01 and 41 on the Tax Map of the Township of Lyndhurst, and commonly known as 117 Kingsland Avenue and 530-540 Riverside Avenue (the "Property"). The Property is located within the Township of Lyndhurst's B (Business) Zone (the "B-Zone"), which permits convenience stores and conditionally permits fuel stations.
The Property contains three lots consisting of approximately 1.12 acres and is currently developed with a restaurant, a single family residential dwelling and associated parking areas throughout. The Applicant seeks to demolish the existing improvements on the Property and to replace same with a QuickChek gas station, convenience store and associated site improvements. The Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70(c) from the Township's Zoning Ordinance as follows:
§21-5.14.b, which requires the facades of structures located in the business district to be one solid, neutral color, where multiple colors are proposed.
§ 21-6, which requires a rear yard setback of 10 feet, when 3 feet is proposed;
§ 21-8.8, off-street parking spaces shall not be located in any front yard setback;
§ 21-8.10a, all off-street parking areas located in the front of a building other than a one-and two-family home shall be landscaped with a bordering hedge, decorative concrete wall, or fence not less than 2.5 feet in height;
§ 21-8.10b, all off-street parking areas with 15 or more parking spaces shall provide a landscaped island at least three (3) feet wide separating every 15 spaces, when the Applicant proposes 16 spaces along the building's frontage without a landscaped island;
§ 21-8.13, such drives shall have on each side a triangular area where there shall not be located therein any sign, fence, other structure or plant material over 2 1/2 feet in height, when the Applicant proposes directional signs over 2.5 feet in height within such triangular areas;
§ 21-7.8f.1, a minimum of one tree for every 25 feet of lot frontage is required either in the street right-of-way or within 10 feet of the right-of-way in business zones, when the Applicant does not provide same;
§ 21-9, for proposed signage as follows: a proposed awning consisting of a material other than canvass; lettering on an awning consisting of more than one color; wall mounted signs in excess of 24 square feet, which will extend beyond the business front to which it is attached; an internally illuminated wall sign; a wall sign illuminated by means other than gooseneck lighting; a backlit wall sign in excess of 24 square feet that may extend beyond the business front; a wall mounted sign consisting of more than one solid color and/or a wall signs other than black, brown or maroon, with white lettering; more than one freestanding sign and/or a freestanding sign greater than 24 square feet; and, the use of directional signs on the Property.
The Applicant will additionally request any such further relief, variances, waivers, or design exceptions as may be necessary or required, so as to permit the development and use of the Property as proposed by the Applicant.
The Application forms and supporting documents are on file and are available for inspection at the Lyndhurst Township Building Department, located at 253 Stuyvesant Avenue, Lyndhurst, New Jersey, and may be inspected Monday through Friday, between 8:00 a.m. to 4:00 p.m.
Any interested party may appear at the hearing in person or by an attorney to present any objections or comments that you may have regarding this Application.
