NOTICE OF HEARING ON APPLICATION
ANTONIN DURA AND ALEXIS NAVRATIL
APPLICATION NO.: BA-02-26
TO WHOM IT MAY CONCERN: In compliance with the Municipal Land Use Law of the State of New Jersey, as amended and supplemented, notice is hereby given that the applicants, Antonin Dura and Alexis Navratil (hereinafter "Applicants"), have filed an application with the Township of Montgomery Board of Adjustment for bulk variance relief for impervious coverage for the construction of an additional bedroom and living space located at Block 15014, Lot 2 in the R2 zoning district, otherwise known as 179 Dutchtown Harlingen Rd.
The Applicants are seeking bulk variance relief from Township Code 16-4.2(d) for front yard setback. Per Township Code 16-4.2(d), the existing house is too close to property line, and while the proposed addition is further away from the property line, it remains too close (75 ft permitted, 36.6 ft for the existing structure, and 38.96 ft for the proposed addition). The Applicants are also seeking a bulk variance for lot frontage. When the lot was subdivided by previous owners in 1987, it conformed to the zoning requirements at the time. Those requirements have changed since then, and the lot frontage does not conform anymore (197.92 ft vs. 200 ft).
Although the Applicants are not aware of any additional variances, exceptions / waivers or other relief that are required for approval of the application, the Applicants will seek any and all other relief that may be required, in the opinion of the Board and their professionals, or as may be identified by the Board professionals in their review, for approval of the application. Amendments to the application and the plan may be made at the time of the Public Hearing based upon comments from the Board and its professionals and/or the public.
All interested parties will have an opportunity to question witnesses and to be heard at the Board of Adjustment Public Hearing on the application to be held on Thursday, July 23, 2026, at 7:00 p.m. in the Municipal Center Meeting Hall located at the Montgomery Municipal Center, 100 Community Drive, Skillman, NJ 08558.
The application and all supporting documents are available for public inspection at the Planning and Zoning Office in the Municipal Building, 100 Community Drive, Skillman, New Jersey 08558, Monday through Friday, during normal business hours from 8:00 a.m. to 4:30 p.m.
