TOWNSHIP OF MOUNT LAUREL PLANNING BOARD
NOTICE OF VIRTUAL PUBLIC HEARING
PLEASE TAKE NOTICE that Chick-fil-A, Inc. ("Applicant") has applied to the Township of Mount Laurel Planning Board (the "Board") for Preliminary and Final Major Site Plan Approval, together with Bulk "C" Variance and design waiver/exception relief, to construct a Chick-fil-A fast food restaurant with drive-thru, together with related site improvements (the "Application"), on property having a street address of 1220 Nixon Drive, Mount Laurel Township, Burlington County, State of New Jersey, and being designated as Block 1200.01, Lot 1 on the Township of Mount Laurel Tax Map (the "Property").
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant further seeks the following bulk "c" variances pursuant to N.J.S.A. 40:55D-70c from the Township of Mount Laurel Zoning Ordinance (the "Ordinance"):
1. From Ordinance Section 154-69.A(1) to allow smaller parking spaces than required (10 feet by 20 feet required,10 feet by 18 feet proposed);
2. From Ordinance Section 154-69.A(1) to allow for less parking lot aisle width than required (25 feet required, 24 feet proposed);
3. From Ordinance Section 154-69.D to allow for no short-term truck parking where same is required; and
4. From Ordinance Section 154-70 to allow for no loading space where same is required; and
5. From Ordinance Section 154-92.6.B(2) to allow more façade signs than permitted (1 permitted, 5 proposed);
6. From Ordinance Section 154-92.6.B(2) to allow a greater façade sign area than permitted (40 square feet permitted, 175.1 square feet proposed);
7. From Ordinance Section 154-92.6.B(2) to allow a greater façade sign height than permitted (3 feet in permitted, 6 feet proposed); and
8. From Ordinance Section 138-26.E to allow light fixtures to be located within the required 5-foot setback.
PLEASE TAKE FURTHER NOTICE that, in connection with the Application, the Applicant also seeks any additional deviations, exceptions, design waivers, submission waivers, variances, use variances, conditional use variances, interpretations, de minimis exceptions to the State of New Jersey Residential Site Improvement Standards, continuations of any pre-existing non-conforming conditions, modifications of prior imposed conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and as may be determined to be necessary during the review and processing of the Application.
PLEASE TAKE FURTHER NOTICE that a virtual public hearing on the Application has been scheduled to be held before the Board on Thursday, November 13, 2025 at 6:00 PM, prevailing time.
PLEASE TAKE FURTHER NOTICE that, pursuant to the declarations by the Governor of the State of New Jersey [Executive Orders 103 and 107], and the mechanisms that have been used by local governments during emergencies that render in-person meetings less than optimal, the public hearing will be held by online/virtual means and telephonically only. During the virtual public hearing, any interested party will have an opportunity to listen to, be heard (ask questions, provide comments or offer evidence) and, if participating online/virtually, view the hearing in its entirety. Once registration is complete, the registrant will receive an email with the following: (i) a link to join the public hearing online/virtually and (ii) a phone number and passcode to join the public hearing telephonically.
Members of the public wishing to comment on an application, or cross examine witnesses, must submit such comments/subject matter to the Board Secretary by email to mlplanning@mountlaurel.com. Please place "November 13, 2025 Public Comment & "Chick fil A, Inc., Application #PB2516" in the subject line of the email. Members of the public shall submit pre-marked exhibits to the Board Secretary at least seventy-two (72) hours before the meeting.
A copy of the meeting agenda and the registration link to obtain login information for the meeting can be found on the Township website at https://www.mountlaurel.com under the meeting tab a week before the scheduled meeting.
Participating via online/virtual means or telephonically is free of charge to the public.
When the Application is called, interested parties may appear at the virtual public hearing or any adjournment thereof either in person or by attorney, ask questions, present evidence and offer statements or documentation that may be relevant to the Application. The virtual public hearing may be continued without further notice on such additional or other dates as the Board may determine.
At least ten (10) days prior to the virtual public hearing, the Application, maps, plans, and related supporting materials will be available for public inspection on the Township of Mount Laurel's website, https://www.mountlaurel.com. In addition, at least forty-eight (48) hours prior to the virtual public hearing, all exhibits which will be relied upon during the virtual public hearing will be available for public inspection on the Township of Mount Laurel's website, https://www.mountlaurel.com. Arrangements may also be made to view or receive the Application, maps, plans, and related supporting materials by email or US mail, or via an exchange site such as a drop/pick up box by appointment at a secure public location such as the police station, or the Township of Mount Laurel Municipal Building, located at 750 Centerton Road, Mount Laurel, New Jersey, 08054, subject to any standard fees or charges, by contacting the Board Secretary by email to mlplanning@mountlaurel.com or by phone, during regular business hours, at (856) 234-0001, extension 1318.
