NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") will hold a public hearing on Thursday, March 19, 2026 at 7:00 p.m. in the Public Meeting Room, First Floor, Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey to consider the application of Brielle Avenue, LLC ("Applicant") for premises known as Lot 1.02 in Block 184 as shown on the Official Tax Map of the Township of Ocean and located at 1304-1306 Brielle Avenue, Ocean, New Jersey ("Property"). The Property is a corner lot with frontages on Rose Avenue (where it connects to Valley Road) and Brielle Avenue.
The Property, which is located in the Township's I-1 Light Industrial Zone ("I-1 Zone"), is currently developed with a one-story multi-tenant warehouse building (56,146 square feet) and a two-story car club building (38,952 square feet) along with a parking lot, lighting, landscaping, and related site improvements.
Applicant seeks approval to utilize 10,200 square feet of vacant tenant space in the multi-tenant building for an auto detailing facility, which is a permitted use in the I-1 Zone. No site changes are proposed by way of this application. In conjunction with the application, Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70.c for providing 211 parking spaces, whereas a minimum of 244 parking spaces are required for the combined uses. The 119 parking spaces within and adjacent to the car club building are gated from the remainder of the site, leaving 92 shared parking spaces for the multi-tenanted building. Including the new car detailing facility would require a total of 139 spaces for the multi-tenanted building. It should be noted that the car club gate for 108 of the exterior parking spaces remains open during the day and is only closed overnight.
Applicant also expressly makes application for any additional exceptions, waivers, variances, interpretations and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file in the Board office located in the Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey and are available for inspection during the Township's normal business hours.
