NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") will hold a public hearing on Thursday, April 16, 2026 at 7:00 p.m. in the Public Meeting Room, First Floor, Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey to consider the application of 149 Chatham Family LLC ("Applicant") for premises known as Lot 6 in Block 25.05 as shown on the Official Tax Map of the Township of Ocean and located at 149 Chatham Avenue, Ocean, New Jersey ("Property").
The Property, which is located in the Township's R-4 Medium Density Single-Family Residential Zone District, contains a 1-story, single-family dwelling with wooden deck, asphalt driveway, freestanding garage, freestanding shed, walkways, and related site improvements. Applicant seeks approval to demolish the existing dwelling and site improvements and construct a new 2½-story dwelling, inground swimming pool and patio, fire pit, pool equipment, window wells, air conditioning units, driveway, and related site improvements.
In conjunction with the application, Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70.c as follows:
Lot area of 8,000 square feet, whereas a minimum of 10,000 square feet is required. This is an existing condition.Lot width of 80 feet, whereas a minimum of 90 feet is required. This is an existing condition.Front yard setback of 29.50 feet to the steps, whereas a minimum of 30 feet is required and 9.5 feet exists, resulting in an improvement of this existing condition.Rear yard setback of 28.50 feet to the steps, whereas a minimum of 30 feet is required.Change in grade of 3.12 feet, whereas a maximum change in grade of 2 feet is permitted without a variance.
Applicant also expressly makes application for any additional exceptions, waivers, variances, interpretations and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file in the Board office located in the Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey and are available for inspection during the Township's normal business hours.
