NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") will hold a public hearing on Thursday, April 16, 2026 at 7:00 p.m. in the Public Meeting Room, First Floor, Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey to consider the application of Abraham Benatar ("Applicant") for premises known as Lot 6 in Block 68 as shown on the Official Tax Map of the Township of Ocean and located at 517 Laurel Avenue, Ocean, New Jersey ("Property").
The Property, which is located in the Township's R-5 High Density Single-Family Residential Zone District contains a 2-story, single-family dwelling with wooden deck, concrete driveway, freestanding garage, freestanding sheds, walkways, and related site improvements. Applicant seeks approval to demolish the existing dwelling and site improvements and construct a new 2½-story dwelling, inground swimming pool, spa, deck, pool fence, pool equipment, air conditioning units, retaining walls, driveway and related site improvements.
In conjunction with the application, Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70.c as follows:
Lot area of 5,000 square feet, whereas a minimum of 7,500 square feet is required. This is an existing condition.
Lot width of 50 feet, whereas a minimum of 75 feet is required. This is an existing condition.
Front yard setback of 28.33 feet to the building and 24.25 feet to the steps, whereas a minimum of 30 feet is required.
Side yard (west) setback of 6.58 feet to steps and side yard (east) setback of 5.17 feet to the window well, whereas a minimum of 7.5 feet is required.
Combined side yard setback of 11.75 feet, whereas a minimum of 15 feet is required.
Accessory structures:Rear yard setback of 9 feet to the deck, whereas a minimum of 10 feet is required for each.Side yard (east) setback of 2.25 feet to the deck, 4.03 feet to the pool equipment, and 5 feet to the air conditioning units, whereas a minimum of 10 feet is required.
Applicant also expressly makes application for any additional exceptions, waivers, variances, interpretations and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file in the Board office located in the Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey and are available for inspection during the Township's normal business hours.
