NOTICE OF HEARING
Pursuant to N.J.S.A. 40:55D-12
PLEASE TAKE NOTICE that the Zoning Board of Adjustment of the Township of Ocean ("Board") will hold a public hearing on Wednesday, June 17, 2026 at 7:00 p.m. in the Public Meeting Room, First Floor, Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey to consider the application of James M. Goett ("Applicant") for premises known as Lot 2 in Block 76.01 as shown on the Official Tax Map of the Township of Ocean and located at 716 Corlies Avenue, Ocean, New Jersey ("Property"). The Property is a corner lot with frontage on Corlies Avenue and South Edgemere Drive.
The Property is located in the Township's R-4 Medium Density Single-Family Residential Zone District and is currently wooded and vacant. Applicant seeks approval to construct a new, 2 ½-story, single-family dwelling, in-ground swimming pool, and related structures and site improvements. There is an existing drainage pipe on the Property connecting in Corlies Avenue, that exists without the benefit of an easement. The pipe is proposed to be relocated within a proposed drainage easement in favor of the Township of Ocean on the Property and adjacent Block 30, Lot 13, located to the west of the Property at 720 Corlies Avenue, Interlaken, New Jersey.
In conjunction with the application, Applicant seeks bulk variance relief pursuant to N.J.S.A. 40:55D-70.c for lot width of 68.55 feet existing and proposed, whereas a minimum of 90 feet is required.
Applicant also expressly makes application for any additional exceptions, waivers, variances, interpretations and other approvals as reflected on the filed plans (as same may be further amended from time to time without further notice) and as may be determined to be necessary by the Board during the review and processing of the application.
PLEASE TAKE FURTHER NOTICE that you are privileged to be present at said public hearing to present any and all comments you may have to the granting of said approvals. The hearing may be continued without further notice on such additional or other dates as the Board may determine. The application and supporting documents are on file in the Board office located in the Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey and are available for inspection during the Township's normal business hours.
