NOTICE OF HEARING ON APPLICATION OF
SUBJECT PROPERTY: BLOCK 393, LOT 20 – 76 ALEXANDER AVENUE
PARSIPPANY, NEW JERSEY
PLEASE TAKE NOTICE:
That, Saurabh Shah (the "Applicant"), has filed both an application with the Planning Board of the Township of Parsippany-Troy Hills (the "Board") for a minor two (2) lot subdivision with "c' bulk variance relief to subdivide the existing oversized 38,920 sq.ft. lot and create a cul-de-sac right-of-way extension to provide additional frontage for each new lot proposed wherein two (2) new single-family dwellings will be constructed, one per new lot created, at the property known as 76 Alexander Avenue and designated as Lot 20, Block 393 on the Township Tax Map, along with the following c-2 variance relief from (1) minimum lot width of 93.5 feet proposed, wherein 100 feet is required for proposed Lot 20.01; and (2); minimum lot width of 89.1 feet proposed, wherein 100 feet is required for proposed Lot 20.02; and an application for a Major Soil Moving Permit, along with any additional deviations, variances, waivers, exceptions, interpretations, de minimis exceptions to RSIS, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) and/or relief that may be determined to be necessary during the review and processing of the application and/or based upon an analysis of the plans and testimony at the PUBLIC HEARING on the Application as required by the Planning Board. The property is situated in the Residential (R-3) District and the Applicant is the Owner of record.
A public hearing has been set down for September 22, 2025 at 7:30 p.m., in the Township Hall Main Meeting Room, located at 1001 Parsippany Boulevard, Parsippany, New Jersey, and when the case is called you may appear either in person, or by agent or attorney, and present any objections which you may have to the granting of the relief sought in the petition.
The following described maps and papers are on file in the office of the Planning Department (973-263-4286) at 1001 Parsippany Boulevard, Parsippany, N.J., and are available for inspection by the public during normal business hours of 8:30am to 4:30 pm or as otherwise posted: (i) Major Subdivision Plan prepared by Frederic C. Meola, P.E. of FC Meola, LLC last revised 7/24/2025 (consisting of 4 pages); (ii) Topographic Survey prepared by Frederic C. Meola, P.E. of FC Meola, LLC last revised 2/28/2024; (iii) Earthwork Calculations (1 page) prepared by Frederick C. Meola. PE dated 6/30/25; (iv) Wetlands Assessment and Delineation memo dated April 15, 2025 prepared by John Peel, PP of PK Environmental; and (v) Application with exhibits and addendum attached thereto.
Any interested party may appear at said hearing and participate therein in accordance with the rules of the Board. Continuation of said hearing, if necessary, will be scheduled at that time. If not continued, a vote may be taken at said meeting. This notice is being published upon the Order of the Planning Board.
