PUBLIC NOTICE
PLEASE TAKE NOTICE that the undersigned has applied to the Planning/Zoning Board of the Township of Pennsauken for a change of use and Minor Site Plan approval for a two unit building in the C-2 Zone to allow for two business to operate within the commercial building, (one new tenant will be a retail liquor store), and variances and waivers for existing and proposed conditions as follows:
A variance for a rear yard set back of 28.2 feet for Lots 48 & 49 where 35 feet is required, this is a pre-existing nonconformity (141-82.C).A variance for a pre-existing nonconformity wherein an existing chain-link fence is located along the common property line with Lot 73, notably there is an existing woodland area along the property line which will remain with a minimum width of 60 feet (141-82.D).A variance for a pre-existing nonconformity wherein a six-foot-high opaque fence is provided along the rear of adjacent lots 48 and 49 instead of a continuous planted buffer (141-82H(2)(a).A variance for a pre-existing nonconformity to remain partially, whereas a curb is required for all parking areas, no curb presently exists on the property with the exception of the building's sidewalk edge, curbing will be provided around proposed landscaped beds (141-87A(2)).A waiver from an environmental impact statement as the proposed changes do not affect the environmental conditions of the site (141-68 B)A waiver is requested from all extension of offsite improvements as there are none proposed (141-59 b(3)(h)).A waiver is requested from providing a traffic study as the site improvements will have little to no impact on trip generation to and from the site.A waiver is requested from providing architectural plans as building is existing (141-59 B(3)(f)).A waiver is requested for providing a stormwater management report as this project is not a Major Development.and such other variances and waivers as the Board deems necessary.
The subject property is located at 5341 Route 38, Pennsauken New Jersey (It is known as Block 6001 Lot 52 on the Pennsauken Township Tax Maps).
A public Hearing regarding this application will be held on January 27, 2026 at 6:30 PM in the Public Meeting Room of the Municipal Building, 5605 N. Crescent Boulevard, Pennsauken, NJ 08110, at which time you may appear either in person or by attorney and register your approval or objection. The application and plans are available for examination in the Planning and Zoning Office, 2400 Merchantville Avenue, Pennsauken, New Jersey 08110 from 9:00 AM to 4:00 PM Monday to Friday. This notice is being given in accordance with the requirements of the Pennsauken Township Ordinances and Municipal Land Use Law N.J. Statutes Section 40:55D et. seq. Further take notice that said Planning/Zoning Board may at its discretion, adjourn, postpone, or continue the said hearings from time to time, and you are hereby notified that you should make diligent inquiry of the Planning Board Secretary concerning such adjournments, postponements, or continuations.
