TOWNSHIP OF RANDOLPH PLANNING BOARD
NOTICE OF PUBLIC HEARING
In compliance with the New Jersey Municipal Land Use Law, the General Ordinances of the Township of Randolph and the Rules and Regulations of the Township of Randolph Planning Board:
PLEASE TAKE NOTICE that on the 20th day of July, 2026, at 7:00 p.m., a hearing will be held before the Township of Randolph Planning Board located at Town Hall, 502 Millbrook Avenue, Randolph, NJ 07869 on the application of the undersigned, Tammy and Donald Panetta at which time and place all interested persons will be given an opportunity to be heard.
The premises in question is located at 333 Quaker Avenue, better known as Block 78, Lots 1 & 27 on the Township of Randolph, Morris County Tax Map which is located in the Town's R-3 Zone.
Applicants are seeking to subdivide the property into two (2) lots and requesting that the swimming pool located on proposed Lot 27 remain until a home is constructed on that particular lot. The portion of the lot that is being subdivided is the entire 42,584 sq. ft. lot.
Applicants request variance relief pursuant to the Randolph Township Land Development Code 15-37 (8) for a corner lot that is not 1.2 times the minimum lot area of the zone district. Lot 1 is proposed to be 16,536 SF, and 18,000 sf is required.
At the time of the filing, the Applicant identified no further relief that may be required under the Randolph Township Land Development Code. However, the Applicant reserves the right to supplement this application and/or seek at the time of hearing such other approvals, interpretations, variances, exceptions, and/or waivers as may be requested or required by the applicant or the Board.
A copy of said application and documents are on file and available to the public at the Municipal Building at the office of the Board Secretary.
Any interested parties may appear at said hearing and participate therein in accordance with the rules of the Planning Board.
