TOWNSHIP OF WASHINGTON PUBLIC NOTICE
Notice is hereby given that on the 6th day of October, 2025 at 6:00 PM, local time, a public hearing will be held before the Township of Washington Zoning Board of Adjustment ("Zoning Board") at the Washington Township Municipal Building, Council Room A, 523 Egg Harbor Road, Sewell, New Jersey, Gloucester County, at which time all interested persons will be given an opportunity to be heard. The Zoning Board will consider the application of Brute's Roots, LLC (the "Applicant") seeking preliminary and final minor site plan approval as well as variance relief for pre-existing non-conforming conditions together with all other necessary variances and waivers to operate a Class 5 Cannabis Retailer out of the existing building located at 3820 State Route 42, Blackwood, NJ 08012, Block 112.01, Lot 10 (the "Property").
Applicant is seeking preliminary and final minor site plan approval to operate a Class 5 Cannabis Retailer at the Property. The Property is located in the Highway Commercial (HC) Zoning District. Class 5 Cannabis Retailers are a conditionally permitted use within the HC Zoning District pursuant to Ordinance No. 17-2022. The Property was previously operated as a restaurant known as "Fat Jack's BBQ" but is now vacant.
Applicant is seeking variance relief for two (2) pre-existing non-conforming conditions. Applicant is seeking relief from Section 285-103(D)—Maximum Lot Coverage (68.2% currently exists with 68.2% proposed where 50% is allowed). Applicant is also seeking relief from Section 285-103(F)—Accessory Structure Side Yard Setback (6.7 feet currently exists with 6.7 feet proposed where 20 feet is required). The accessory structure is the trash enclosure which currently exists on the Property.
All documents relating to this application may be inspected by the public in the Planning and Zoning Department in the Washington Township Municipal Building during normal business hours.
All interested parties shall be provided with the opportunity to be heard at the public hearing of the Zoning Board on October 6, 2025, at 6:00 PM and shall be entitled to testify before the Zoning Board and/or question the Applicant. The Zoning Board may continue the application and you are advised to contact the Secretary of the Zoning Board at the Municipal Building in order to confirm the date and time of the hearing.
