TRUSTEE'S NOTICE OF SALE
WHEREAS, on March 25, 2021, Carlena Teague McMiller and Jimmy Miller became justly indebted to K R&S Properties II LLC, and did, on that date, for the purpose of securing said indebtedness, execute a certain Land Deed of Trust to Bridgette C. Harrell, Trustee for K R&S Properties II LLC, Beneficiary, which Deed of Trust is recorded in the land records of the office of the Chancery Clerk of Hinds County, Mississippi in Land Deed of Trust Book 7260 at Page 9526, and
WHEREAS, default having been made in the performance of the stipulations and conditions set forth in the said Land Deed of Trust and having been requested to do so by the legal holder of said indebtedness, notice is hereby given that I, Bridgette C. Harrell, Trustee, by virtue of the authority conferred upon me in said Land Deed of Trust, will offer for sale and outcry to the highest bidder, for cash, between the hours of 11:00 A.M., and 4:00 P.M., at the North front door of the County Courthouse of Hinds County, Jackson, Mississippi, on the 2nd day of July, 2026, the following described land and property situated in Hinds County, Mississippi, to-wit:
A part of Lot Twenty-one (21) of Cooper Suburban Farms, according to the plat thereof on file and of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi, in Plat Bok B at Page 91, described as follows:
Beginning at an iron pin at the northeast corner of Lot One (1) in Block "A" of Dellwoods Subdivision, as recorded in Plat Book 12 at Page 44, which point is on the south line of the existing Sykes Road 1047.4 feet west from the west line of the existing Jackson-Terry Road, thence south along the east line of said Lot 1 for a distance of 203.1 feet to the southeast corner of said Lot 1, thence easterly along a continuation of the south line of said Lot 1 for a distance of 100 feet; thence north parallel with the east line of said Lot 1 for a distance of 202.8 feet to the south line of the existing Sykes Road; thence west along said line 100 feet to the point of beginning. Title to said property is believed to be good, but I will convey only such title as is vested in me as Trustee.
