PLEASE TAKE NOTICE that the undersigned attorneys for Toll Mahwah LLC (hereinafter the "Applicant"), with the consent of the record owner(s) Mahwah Town Center Redevelopers LLC, Monarch Mahwah, LLC and Monarch Mahwah LLC NJ, of properties known as 6 East Ramapo Avenue, 216, 220, 222, 224, and 228 Franklin Turnpike, King Street, 3, 7 and 9 King Street, King Street-Inside, Siding Place and 9 Siding Place, and more formally known as Block 82, Lot 1 and Lots 3-30 on the current Tax Assessment Map of the Township of Mahwah, New Jersey (collectively the "Property") has filed an application. The Property is located in the Block 82 Redevelopment Zone.
PLEASE TAKE FURTHER NOTICE that the Applicant applied for Preliminary and Final Major Site Plan Approval, Tree Preservation, Removal and Replacement Permit Approval and Highlands Consistency Approval for the demolition of all existing site improvements and the construction of an inclusionary townhouse development consisting of 60 units, of which 12 units will be designated as affordable. The proposed development includes additional improvements including by way of example and not limitation, off-street parking, landscaping, lighting, entry features, fencing, mail kiosks, asphalt roadways, concrete walkways and stormwater management facilities. The Applicant also requested a soil relocation permit approval from the Planning Board in conjunction with proposed excavation and fill operations associated with the development of the Property. The Applicant proposes 6,336 cy of cut, 16,350 cy of fill, resulting in a net import of 10,014 cy.
PLEASE TAKE FURTHER NOTICE that the Applicant will also request any and all other variances, exceptions, waivers, de minims exceptions, interpretations and/or incidental relief from the requirements of the Township of Mahwah Ordinance that may be required by the Board after a review of the application.
PLEASE TAKE FURTHER NOTICE that the development of the Property, as proposed by the Applicant, arises from a settlement agreement dated February 27, 2026 between the Applicant and the Township of Mahwah.
PLEASE TAKE FURTHER NOTICE that a Public Hearing has been scheduled for Monday, July 13, 2026 beginning at 7:30 pm and continuing at such further time as may be further scheduled by the Planning Board of the Township of Mahwah at the Township of Mahwah Municipal Building Courtroom Chambers located at 475 Corporate Drive, Mahwah, New Jersey 07430 at which time you may appear if you so desire before the Planning Board at the time and place designated above for the purposes of being heard with respect to the application. Formal action may be taken at this hearing.
PLEASE TAKE FURTHER NOTICE that all documents and plans related to this application have been filed with the Administrative Officer, Township of Mahwah, Municipal Offices, 475 Corporate Drive, Mahwah, New Jersey 07430 and are available for inspection during normal hours, Monday through Friday 8:00 AM to 4:00 PM.
