PLEASE TAKE NOTICE that on June 30, 2026, the Borough of Saddle River Planning Board (herein after the "Board") adopted a resolution granting amended preliminary and final major site plan approval to Toll NJ I, LLC (hereinafter the "Applicant") for the property known as 107, 111 and 115 East Allendale Road, more formally known as Block 1402, Lots 23, 24 and 25 on the current Tax Assessment Map of the Borough of Saddle River, New Jersey (collectively the "Property").
PLEASE TAKE FURTHER NOTICE that on February 3, 2026, as memorialized in Resolution 26-08 ("Prior Approval"), the Board granted the Applicant preliminary and final major site plan approval, a favorable recommendation to the governing body for a soil relocation permit approval, site plan ordinance exceptions and reverse subdivision (consolidation) approval to allow for the construction of an inclusionary multi-family housing development and various site improvements. The Applicant was granted reverse subdivision (consolidation) approval to consolidate Lots 23, 24 and 25 into one lot and build 46 market rate townhome type units and 8 affordable housing units. The proposed development includes additional improvements including by way of example and not limitation, off-street parking, landscaping, lighting, entry features, fencing, mail kiosk(s) and stormwater management improvements.
PLEASE TAKE FURTHER NOTICE that on June 30, 2026, the Applicant was granted amended preliminary and final site plan approval to permit the following changes to the proposed development: (1) connection of the sanitary sewer system directly to the Borough of Allendale sanitary sewer system rather than directly to the trunk line owned by North West Bergen County Utilities Authority as was part of the Prior Approval, and (2) designation and use of one of the proposed townhouses as a model unit and the installation of a temporary sales trailer to be used as a sales office for the proposed development until all of the proposed townhomes have been sold.
PLEASE TAKE FURTHER NOTICE that the memorializing Resolution, as adopted, is on file with the Planning Board of the Borough of Saddle River at Borough Hall, 100 E. Allendale Road, Saddle River, New Jersey 07458 and is available for inspection during normal business hours, Monday through Friday 8:30 AM to 4:00 PM.
