Notice of Public Hearing
The Ellettsville Board of Zoning Appeals will hold a public hearing to consider a petition by Steve Groh, Case Number BZA 25-12, for consideration of a special exception with additional standards to allow storage units, and two variances from development standards to reduce the bufferyard width along the west and south property lines to 15 feet and to remove the bufferyard requirements along the east property line for a 2.31 acre parcel (Parcel No. 53-04-05-100-005.000-013) adjacent to 8325 W. State Road 46, on the 12th day of November, 2025, at 6:00 p.m., at Ellettsville Town Hall located at 1150 W. Guy McCown Drive. The subject parcel is located at the south terminus of W. Flatwoods Road and is more fully described herein as: A part of the North half of the Northeast quarter of Section 5, Township 9 North, Range 2 West, Monroe County, Indiana, described as follows: Beginning at the Southwest corner of the said half quarter section; thence running North 01 degree 16 minutes 10 seconds West over and along the West line of the said half quarter section for 750.49 feet; thence leaving the said West line and running North 89 degrees 58 minutes 07 seconds East for 696.11 feet and to the true point of beginning; thence from said true point of beginning running North 01 degree 16 minutes 22 seconds West for 375.02 feet and to the centerline of Flatwoods Road; thence running over and along the said road centerline South 89 degrees 57 minutes 03 seconds East for 268.99 feet; thence leaving the said road centerline and running South 01 degree 16 minutes 26 seconds West for 374.64 feet; thence running South 89 degrees 58 minutes 07 seconds West for 268.99 feet and to the said true point of beginning. Containing in all 2.31 acres, more or less.
Tax Parcel No: 53-04-05-100-005.000-013. Interested persons desiring to present their views upon said request, either verbally or in writing, will be given the opportunity to be heard at the above-mentioned time and place. Written suggestions, photographs and/or other documentation, or objections to provisions of said request may be submitted to the Ellettsville Planning Department prior to 11:00 a.m. on the day of the hearing. The hearing may be continued from time to time, as necessary.
