Township of Bedminster Land Use Board Notice of Decision TOWNSHIP OF BEDMINSTER LAND USE BOARD NOTICE OF DECISION PLEASE TAKE NOTICE that on May 7, 2026, the Township of Bedminster Land Use Board (the "Board") adopted a resolution (the "Resolution") memorializing the grant of amended preliminary and final site plan approval (the "Approval") to AT&T Services, Inc. (the "Applicant") for property identified on the Township of Bedminster tax map as Block 41, Lot 16.02 and Lot 16.05. Block 41, Lot 16.02 has a street address of 1405-1455 Route 206, Bedminster, New Jersey 07921 (the "Property"). The Property is located within the OR Office Research Zone. The Approval granted amended preliminary and final site plan approval for (i) modification of existing site lighting and installation of new site lighting in the parking lot of the Property, and (ii) repair and related modification of an existing, approximately 300 FT long walkway located in the northerly portion of the Property. The Property utilizes Block 41, Lot 16.05 for stormwater drainage purposes, but no new improvements were proposed or approved on that lot. The Approval also granted a design exception/waiver from Section 13-504.1(c) of the Land Management Ordinance of the Township of Bedminster to continue to permit the exterior site lighting to be on after 11:00 P.M., from dusk to dawn, with illumination levels reduced to 50%, if no motion is detected by attached motion sensors.
