SUBSTITUTED TRUSTEE'S NOTICE OF SALE
WHEREAS, August 28, 2024 Tribeca Developers, LLC executed a Deed of Trust to Charles E. Crapps, Trustee, for the benefit of 750 Boling Street Partners, LLC, which Deed of Trust is of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Deed of Trust Book 7310 at Page 5074; and
WHEREAS, the said 750 Boling Street Partners, LLC has heretofore substituted H. Fariss Crisler, III as Trustee in place and in lieu of Charles E. Crapps by instrument dated May 13, 2026, and filed of record in the office of the Chancery Clerk of Hinds County at Jackson, Mississippi in Book 7333 at Page 3395; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms thereof, 750 Boling Street Partners, LLC, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said Deed of Trust for the purpose of raising the sums due thereunder, together with attorney's fees, trustee's fees, and expense of sale.
NOW, THEREFORE, I, H. Fariss Crisler, III, Substituted Trustee in said Deed of Trust, will on June 17, 2026 offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 A.M. and 4:00 P.M.), at the north front door of the Hinds County Courthouse located at 407 East Pascagoula Street, Jackson, Hinds County, First Judicial District, Mississippi to the highest and best bidder for cash, the following described real property situated in the First Judicial District of Hinds County, Mississippi, to-wit:
A CERTAIN PARCEL OF LAND BEING SITUATED IN LOTS 2 AND 3, BLOCK L, NORTH VIEW ADDITION, PART 2, AS PER MAP AND PLAT ON FILE AND OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
BEGINNING AT THE SOUTHEAST CORNER OF SAID LOT 3, RUN THENCE NORTHEASTERLY ALONG THE WEST LINE OF LOT 3 FOR A DISTANCE OF 225 FEET TO A POINT ON THE NORTH RIGHT-OF-WAY LINE OF A PUBLIC STREET DEDICATED BY INSTRUMENT DATED MAY 15, 1958 AND OF RECORD IN DEED BOOK 1082, PAGE 245, RECORDS OF THE CHANCERY CLERK OF HINDS COUNTY AT JACKSON, MISSISSIPPI, WHICH SAID STREET HAS BEEN DESIGNATED AS "NORTH MART PLAZA" BY ACTION OF THE CITY COUNCIL OF JACKSON, MISSISSIPPI; TURN THENCE TO THE RIGHT AND RUN EASTERLY ALONG THE NORTH RIGHT-OF-WAY LINE OF "NORTH MART PLAZA" FOR A DISTANCE4 OF 335.75 FEET TO THE POINT OF BEGINNING OF THE PROPERTY HEREINAFTER DESCRIBED AS BEING THE PROPERTY TO BE CONVEYED; THENCE CONTINUE EASTERLY ALONG THE SAID NORTH RIGHT-OF-WAY LINE OF SAID STREET FOR A DISTANCE OF 50 FEET; TURN THENCE TO THE LEFT THROUGH AN ANGLE OF 82 DEGREES 17 MINUTES AND RUN NORTHERLY186.0 FEET; THENCE TURN TO THE LEFT THROUGH AN ANGLE OF 96 DEGREES 40 MINUTES AND RUN WESTERLY 50.0 FEET; THENCE TURN TO THE LEFT THROUGH AN ANGLE OF 83 DEGREES 22 MINUTES AND RUN SOUTHERLY 185.9 FEET TO THE POINT OF BEGINNING.
I will convey only such title as is vested in me as Substituted Trustee.
