By virtue of the appointment of David Guggenheim as sole trustee by Galin Mortgage Lending, LLC, under powers contained in that Deed to Secure Debt made by True Vine World Harvest Ministries, Inc. to Galin Mortgage Lending, LLC, dated, 06/20/2023 recorded in the Office of the Clerk of the Superior Court of Chatham County, Georgia in Deed Record Book 3121, Page 212-215, default having been made as to the covenants contained therein, There will be sold before the Courthouse, said County, on the first Tuesday in January, being January 6, 2026, during legal hours of sale, to highest and best bidder for cash, the property known as
PARCEL ONE
All those certain lots, tracts, or parcels of land situate, lying, and being in the State of Georgia, City of Savannah, and County of Chatham and being known and designated as Lots No. Five(5), Seven(7), and Nine(9), Block J, South Ward, Southover, as shown on Map made by E.J. Thomas, C. E., July 16, 1889, for J.L. Whatley, recorded in the Office of the Clerk of Superior Court of Chatham County Georgia, Book of Deeds 6-O, Page 224, said Map now being recorded in Historical Map Book Two(2), Page 3. Said lots being also shown on a map or plan of said subdivision recorded in the Clerk's Office aforesaid, Book of Deeds 7-A, Page 348. Said lots hereby conveyed having a combined frontage of One Hundred Twenty(120) feet on the east side of Fayette Street with a depth eastward of One Hundred(100) feet to a lane, and together being bounded: on the north by Lot No. Three(3), said ward and subdivision; on the east by said lane; on the south by Lot No. Eleven(11), said ward and subdivision; and on the west by Fayette Street. This being the same property conveyed to True Vine Church of God in Christ, Inc., by Home Loan Company, by warranty deed, dated October 2, 1969 recorded in Deed Book 96-N, Page 523, aforesaid records.
PARCEL TWO
All that certain lot, tract or parcel of land situate, lying, and being in Savannah, Chatham County, Georgia, and being known as Lot Nineteen(19), Block J, South Ward, having a frontage of forty(40) feet on Fayette Street with a depth of One Hundred(100) feet to a lane according to a plan of subdivision of Farm Lots Eight(8) and Nine(9), Moores Tything, Percival Ward, drawn by E.J. Thomas, County Engineer, July 16, 1889, said property being bounded as follows: on the north by Lot 17, said block and ward; on the east by a lane; on the south by Archer Avenue; on the west by Fayette Street. This being the same property conveyed to George Barnum Pritchard by Joseph L. Whatley, dated August 7, 1891, recorded in Deed Book 7-A, Page 226, aforesaid records.
PARCEL THREE
All that certain lot, tract, or parcel of land situate, lying, and being in Savannah, Chatham County, Georgia, and known and designated upon a map or plat of subdivision known as Summerside, recorded in Map One, Page 47 in the Office of the Clerk of the Superior Court of Chatham County, Georgia, as Lot No. Eight(8), Block Two(2), said lot having a frontage of 33.4 feet on the westerly side of Ogeechee Avenue, with a rectangular depth westerly of One Hundred and Five(105) feet and being bounded as follows: on the north by Lot No. Seven(7), said block and subdivision; on the east by Ogeechee Avenue; on the south by Lot No. Nine(9), said block and subdivision; on the west by Lots No. 12 and 13, said block and subdivision. The property being conveyed being a portion of the property conveyed to John A. McKelvey by Home Loan Company, by warranty deed, dated June 20, 1952, recorded in Deed Book 55-Y, Page 379, aforesaid records.

The above named lender is the entity that has full authority to negotiate, amend, or modify all terms of the mortgage with the debtor.
