TRUSTEE'S NOTICE OF SALE
WHEREAS, Joshua D. Gapp and spouse, Angela Gapp, executed that certain Deed of Trust, Security Agreement, and Fixture Filing, dated September 9, 2024, to Oliver D. Adams, Trustee, for the benefit of Mountain Valley Bank that is of record at Instrument No. 202409130014803 in the Knox County Register of Deeds Office, Tennessee, as the same may have been amended, modified, and/or restated from time to time (collectively the "Deed of Trust"); and
WHEREAS, Oliver D. Adams is the Trustee under the Deed of Trust; and
WHEREAS, the Deed of Trust secures that certain Note (as defined in the Deed of Trust) executed by Outreach Clinics Unlimited PLLC payable to the order of Mountain Valley Bank, which Note is in default.
NOW, WHEREFORE, premises considered, Oliver D. Adams, Trustee, will sell for cash at a foreclosure sale requested by Mountain Valley Bank, the owner and holder of the Note secured by the Deed of Trust, the property described below. The sale will be at the front door of the City-County Building, 400 Main Street, SW, Knoxville, Tennessee 37902, on July 8, 2026, at 1:30 p.m., prevailing time.

BEING all of Lot Number Three (3) of WHEATON PLACE SUBDIVISION, Unit Four (4), as shown by map of record in Plat Cabinet F, Slide 117B (Old Map Book 81-S, Page 7), in the Register's Office for Knox County, Tennessee, to which map specific reference is hereby made for a more particular description.
Together with and subject to all applicable easements, appurtenances, covenants, restrictions, and conditions.
Being the same property conveyed to Joshua Gapp by deed of record at Instrument No. 201702230051936 in the Knox County Register of Deeds Office, Tennessee.

The above-described property will be sold AS IS, WHERE IS, WITH ALL FAULTS, AND WITHOUT REPRESENTATION AND/OR WARRANTY, and subject to unpaid taxes, prior deeds of trust (including the Deed of Trust of record at Instrument No. 201702230051937 in the Knox County Register of Deeds Office, Tennessee), all easements, all restrictions, all conditions, all covenants, the rights of tenants in possession of the property, if any, prior claims, and/or any matters of record with priority over the Deed of Trust. The proceeds of the sale will be applied to the indebtedness secured by the Deed of Trust, as required by the Deed of Trust and applicable law. The right is reserved to adjourn the day and time of sale by announcement at the time and place set forth above and/or at the time and place of any further postponement. To the extent there is a discrepancy between the legal description and the address of the property, the legal description of the property will control. The terms of the sale, if any, will be announced by the Trustee at the time of the sale and shall be binding.
