PLEASE TAKE NOTICE that on Thursday, October 9, 2025, at 6:00 p.m., a hearing will be held before the Union City Board of Adjustments at the Union City High School, 2500 John F Kennedy Blvd, Union City, New Jersey on the application of the undersigned for an amendment of resolution approved on September 11, 2014.
We are requesting an amendment to the resolution to reflect several minor
revisions to the building's exterior, consistent with updated construction plans and materials. The proposed changes are as follows:
• The ceramic cornice is being replaced with a metal coping;
• The stone veneer and stucco finish will be substituted with brick;
• The garage door will be revised to a partially open gate;
• A metal railing is being added on the east elevation to provide access to a balcony;
• The rear elevation and side elevations, originally approved as CMU and EIFS stucco, will be revised to a combination of stucco and vinyl siding.
The Applicant also seeks to correct several deficiencies in the original resolution, including the addition of the correct block and lot information, and the identification of the original attorney and architect involved in the file. The property is located at 521 10th Street, a.k.a. Block 40.02 Lot 13. The subject property is located in the R-Low Density Residential Zone.
All documents pertaining to this application are on file at the Office of the Union City Clerk, Municipal Building, and may be inspected during normal business hours, between 10:00 a. m. and 3:00 p. m. Any interested party may appear at said hearing and participate therein in accordance with the rules of the City of Union City Zoning Board of Adjustment.
