PLEASE TAKE NOTICE that the undersigned Applicant, S & G Properties Inc., shall appear before the Union City Zoning Board of Adjustment on Thursday, June 11, 2026, at 6:00 p.m., at Union City High School, 2500 John F. Kennedy Boulevard, Union City, New Jersey, or as soon thereafter as the matter may be heard, regarding property located at 1708–1710 Palisade Avenue, Union City, New Jersey, also known as Block 180, Lots 1 and 2 on the official tax map of the City of Union City.
The Applicant seeks approval to legalize existing residential units and convert existing commercial space to residential use within an existing mixed-use building, resulting in a total of fourteen (14) residential units and one (1) commercial space.
In connection therewith, the Applicant seeks variance relief, including but not limited to a d(2) variance for the expansion of a nonconforming use, together with bulk variance relief relating to existing lot depth, front yard setback, rear yard setback, side yard setback, lot coverage, and off-street parking conditions, along with any other variances, waivers, exceptions, interpretations, permits, approvals, or other relief that may be required by the Board upon review of the application and plans.
The subject property is located within the R Low Density Residential Zone District.
The application and all supporting documents are on file with the Office of the Union City Clerk, 3715 Palisade Avenue, Union City, New Jersey 07087, and are available for public inspection during normal business hours.
Any interested party may appear at the hearing and participate therein in accordance with the rules of the Union City Zoning Board of Adjustment.
