URBANDALE SANITARY SEWER DISTRICT NOTICE OF INTENT TO COMMENCE A PUBLIC IMPROVEMENT PROJECT TO CONSTRUCT THE TRUNK SEWER EXTENSION SOUTH OF AURORA TO MEREDITH DRIVE-CONTRACT 2 PROJECT, AND TO ACQUIRE PROPERTY FOR THE PROJECT TO: Property Owners and Location or Address of Property Timberline-Knapp LLC 13324 42ND AVE Urbandale, IA 50323 Des Moines Christian Schools 13577 NW 42ND AVE Grimes, IA 50111 1. DESCRIPTION OF THE PROJECT NOTICE IS HEREBY GIVEN that the Board of Trustees of the Urbandale Sanitary Sewer District will consider authorizing the commencement of a project to construct the Trunk Sewer Extension South of Aurora to Meredith Drive-Contract 2 Project, extending the trunk sewer between South of Aurora and Meredith Drive in Urbandale, Iowa. 2. PRIVATE PROPERTY MAY BE ACQUIRED BY PURCHASE OR CONDEMNATION; INTENDED USE OF PRIVATE PROPERTY TO BE ACQUIRED If the above-described project is approved by the Board of Trustees, the Urbandale Sanitary Sewer District will be required to acquire certain easement rights for the project improvements. These easement rights will include both permanent and temporary easements, for the construction, operation, and maintenance of a trunk sewer extension. Upon review of county property records, it appears that certain interest in properties or portions of properties may have to be acquired for the project. The Urbandale Sanitary Sewer District will attempt to purchase the required property interests by good faith negotiations, and it may condemn those properties which it is unable to purchase. The proposed location of the above-described public improvement is shown on a conceptual drawing of the project which is now on file with the Clerk of the Urbandale Sanitary Sewer District and is available for public inspection. 3. SANITARY SEWER DISTRICT PROCESS TO DECIDE TO PROCEED WITH THE PROJECT AND TO ACQUIRE PROPERTY INTEREST; BOARD OF TRUSTEE ACTION REQUIRED TO PROCEED WITH PROJECT; OPPORTUNITY FOR PUBLIC INPUT. The Urbandale Sanitary Sewer District has provided funding in its past and current budgets to study, plan and construct this sanitary sewer extension project, as well as providing for funding to acquire any property interest that may be needed for the project. The District has analyzed conceptual design options for how to proceed with this project. These studies and plans have reached the point where conceptual designs now indicate that certain property interests may need to be acquired by the District in order to proceed. Any public comment will be considered in preparing the detailed designs, particularly as private property may be affected. In determining whether to proceed with the above-described project and to acquire property interests, a public hearing on the project will be held at the Board of Trustees' regularly scheduled meeting on the 13th day of January, 2026, at the Urbandale Community Development and Engineering/Public Works Building, 3600 86th Street, Urbandale, Iowa, commencing at 3:30 p.m. The Board of Trustees is scheduled to consider adoption of the resolution initiating the above-described project following the public hearing. Assuming that the project will be approved by the Board of Trustees, the District will determine the compensation to be paid for property interests that are needed for this project. Formulation and methodology for the determination of this compensation is nearly completed and will be sent in a notice in the next few months. If the District is unable to acquire the property interests needed for the project by negotiation, the District will acquire those properties by condemnation. 4. CONTACT PERSON. STATUS OF PROJECT PLANNING. The above-described project is planned and funded in Fiscal Year 2026 as part of the Capital Improvement Projects to be approved in the appropriate budget by the Board of Trustees. Construction is currently scheduled in Fiscal Year 2026.
