Variance Application for 8 Monmouth Road, Township of Ocean
TAKE NOTICE that on Thursday, September 18, 2025 at 7:00 p.m., a public hearing will be held before the Township of Ocean Zoning Board of Adjustment in the Municipal Building, Public Meeting Room, 399 Monmouth Road, Oakhurst, New Jersey, on the application of the undersigned for variance and such other relief as may be required to permit three (3) air-conditioning condenser units to remain in their present location within the required front-yard setback.
The variance requested is as follows:
• Section 21-26.2a2b – Accessory structures three feet (3) in height or less must maintain a 30-foot front-yard setback; the applicant proposes a 27-foot setback from Monmouth Road for the three (3) A/C condensers.
The premises affected are located at 8 Monmouth Road, Oakhurst, New Jersey 07755 and are designated on the Official Tax Map of the Township of Ocean as Block 5, Lot 35.
Any interested party may appear at the hearing, either in person or by attorney, and be heard with respect to this application. All documents relating to this matter are on file and may be inspected during normal business hours in the office of the Zoning Board Secretary, Municipal Building, 399 Monmouth Road, Oakhurst, New Jersey.
In addition, the applicant seeks any and all other variances, waivers, interpretations or approvals that the Board may deem necessary upon its review of the application and related materials.
