PLEASE TAKE NOTICE that on Thursday, April 9th, 2026, at 6:00 p.m., the West New York Zoning Board will hear the application of the undersigned to request an amendment to a previously granted approval. The subject property is located at 6123–6129 Park Avenue, also known as Block 40, Lots 19 and 20 on the official tax map of the Town of West New York.
The Applicant previously obtained preliminary and final major site plan approval, use variance, density variance, and bulk variances from the Zoning Board of Adjustment, memorialized in a Resolution adopted on or about September 2022 under Application No. ZB 2020-19. The approval permitted the construction of a four (4) story, twelve (12) unit multi-family residential building, which has since been constructed in accordance with the Board's approval.
The Applicant now seeks limited relief in the form of an amendment to the Resolution related to a condition requiring installation of street trees along the property frontage. Due to post-approval conditions, including the installation of a NJ Transit bus stop and underground utilities, it is no longer feasible to install certain required street trees in their originally approved locations.
Accordingly, the Applicant requests that the Board amend the prior Resolution to permit modification and/or waiver of the street tree requirement, or such other relief as the Board may deem appropriate.
No changes are proposed to the previously approved use, density, building height, or site layout, and all other aspects of the prior approval remain unchanged.
Please be advised that the meeting will be held via Zoom Web Conference Call and details on how to access and participate in the public hearing through remote technology are listed herein and will be posted on the Towns' website at http://www.westnewyorknj.org/.
Please note, members of the public may submit written questions prior to the meeting via email to jeroque@westnewyorknj.org on any matter before the board to allow for any member of the public who may want to participate to do so prior and during the course of the meeting. In order to be considered: (1) written comments must be received at least 48 hours in advance of the meeting if sent via email or received by 12:00p.m. the day prior to the meeting if sent via regular mail and; (2) the commenter/preparer of the written comment must appear via Zoom in order for the written comment to be read aloud and considered by the Board.
A copy of the Applicant's Application and accompanying documents is on file at the Planning Board & Zoning Board Office of the Town of West New York, 428 60th Street, West New York, for public inspection during regular business hours.
