NOTICE IS HEREBY GIVEN, that the Zoning Board of Appeals of the Town of Lewisboro will host a Public Hearing on Wednesday, September 24, 2025, at 7:30 p.m., 79 Bouton Road, South Salem, New York, Justice Court.

Application of Bob Eberts Cross River Architects, [34 Old Pond Road, LLC, owner of record], 34 Old Pond Road, South Salem, NY for the following variance of a two-story garage with the second story having a half bath. With a total of 1047 sq ft whereas 600 sq ft is the maximum permitted per Article IV Section 220- 23D (11) of the Town of Lewisboro Zoning Code therefore requiring a 447 sq ft variance; The proposed two-story Garage will have a side yard of 19'-0" ft whereas 30' feet is required in a R-1A zone per Article IV Section 220-12 schedule of dimensional and bulk requirements for residential districts of the Town of Lewisboro Zoning Code therefore requiring a 11-0' ft variance.
The property is located on the west side of (34) Old Pond Road, South Salem, NY designated on the Tax Map as Sheet 33C, Block 11368, Lots 1, 2 & 29, in a R-1A, Residential One-Acre District consisting of approximately 2.00 acres.
