PLEASE NOTICE that there will be a Public Hearing held by the Zoning Board of Appeals of the Town of North Castle on Thursday evening, January 8, 2026 at 7:30 p.m. Members of the Board will be attending in person at Town of North Castle, 15 Bedford Road, Armonk, NY 10504. PLEASE ALSO NOTICE THAT Board Member Ed Lashins will be attending via ZOOM from 2773 South Ocean Blvd., Palm Beach, FL 33480, as authorized by the Open Meetings Law § 103a, Article V of the Town Code, and the Town's video conferencing policy adopted by the Town Board. View the meeting in person, on NCTV or ONLINE AT NCTV https://www.northcastleny.com/760/NCTV-Meeting-Video-Portal. regarding a request on the appeal and application of EDWARD SANTEVEECHI, 10 North Lane, Armonk, NY 10504 and known on the Town Tax Assessment Maps as Section 101.02, Block 2, Lot 30 and located in the R1A Zoning District, which is a denial from the Building Inspector of the Town of North Castle. In order to construct an inground swimming pool along with the pool mechanics and a shed, the applicant will require the following variances from the Town Code:
1. The minimum rear yard setback for the pool/patio per Section 355-21 is 40 feet where 6.2 feet are provided requiring a variance of 33.8 feet.
2. The minimum rear yard setback per Section 355-21 for the pool mechanics is 40 feet, where 6 feet are provided, requiring a variance of 34 feet.
3. The minimum rear yard setback for the shed per Section 355-21 is 20 feet, where 9 feet are provided requiring a variance of 11 feet.
4. The maximum gross land coverage permitted per Section 355-26C(1)(b) is 10,326 sq. ft., where 11,275 sq. ft. is provided, requiring a variance of 949 sq. ft.
