ZONING NOTICE
Notice is hereby given to all whom it may concern that a public hearing will be held before the Mercer County Zoning Board of Appeals on April 23, 2026 at 7:00 p.m. in the Mercer County Board Room, 2nd floor, Mercer County Courthouse, Aledo, Illinois for the purpose of hearing a petition by Steven G. Blaser, Donna R. Stone and Michael G. Blaser requesting that real estate described as follows, to-wit: A Survey of Tract IV of a Survey by Herman, being a Part of the Southwest Quarter and Part of the Northwest Quarter of Fractional Section 2, Township 14 North, Range 4 West of the Fourth Principal Meridian, Millersburg Township, Mercer County, Illinois, more particularly described as follows, to-wit: Tract IV-A: Commencing at an iron pin found at the West Quarter Corner of Fractional Section 2, said point being the Point of Beginning of Tract IV-A, thence South 00º14'12" West along the West Line of the Southwest Quarter of said Fractional Section 2, a distance of 728.77 feet to a point, thence South 89º45'48" East, a distance of 290.00 feet to an iron pin set, thence North 01º19'53" East, a distance of 805.00 feet to an iron pin set on the North Line of the original Tract IV by Herman, thence North 89º13'03" West along said North Line, a distance of 163.50 feet to an iron pin found, thence South 75º49'45" West, a distance of 146.38 feet to a point on the West Line of the Fractional Northwest Quarter of Fractional Section 2, thence South 00º22'50" West along said West Line, a distance of 41.19 feet to the Point of Beginning of Tract IV-A, containing 5.45 acres, more or less, 1.14 acres of which is of dedicated right of way, SUBJECT TO a 35 foot Access/Maintenance of Electrical Line Easement over Tract IV-A in favor of Tract IV-B and Tract II of a prior Survey by Herman, being part of PIN 09-09-02-100-006, AND, Tract IV-B: Commencing at an iron pin found at the West Quarter Corner of Fractional Section 2, thence South 00º14'12" West along the West Line of the Southwest Quarter of said Fractional Section 2, a distance of 728.77 feet to a point, said point being the Point of Beginning of Tract IV-B, thence continuing South 00º14'12" West along said West Line, a distance of 138.20 feet to a point, thence South 74º39'19" East along a line by Herman, a distance of 614.43 feet to an iron pin found, thence North 21º00'40" East along a line by Herman, a distance of 309.39 feet to an iron pin found, thence North 34º01'05" East along a line by Herman, a distance of 351.20 feet to an iron pin found, thence North 33º52'34" West along a line by Herman, a distance of 283.77 feet to an iron pin found, thence North 01º06'33" East along a line by Herman, a distance of 267.45 feet to an iron pin found, thence North 86º05'00" West along a line by Herman, a distance of 282.78 feet to an iron pin found, thence North 89º13'03" West along a line by Herman, a distance of 155.56 feet to an iron pin set, thence South 01º19'53" Wet, a distance of 805.00 feet to an iron pin set, thence North 89º45'48" West, a distance of 290.0 feet to the Point of Beginning of Tract IV-B, containing 12.30 acres, more or less, 0.30 acres of which is of dedicated right-of-way, TOGETHER WITH a 35 foot Access/Maintenance of Electrical Easement over Tract IV-A and in favor of Tract IV-B and Tract II of a prior survey by Herman, being part of PIN 09-09-02-100-006\fs24fs24 , which tracts are currently zoned AG-1; the Petitioners request that these tracts be re-zoned R-1 so as to meet the bulk area requirements of the Mercer County Zoning Ordinance. If any property owner within 2 miles of the subject property wishes to be a party to this hearing, they must register in person, or have their attorney register in person, at least forty-eight hours in advance of the public hearing.
