Notice is hereby given to all whom it may concern that a public hearing will be held before the Mercer County Zoning Board of Appeals on June 25, 2026 at 7:00 p.m. in the Mercer County Board Room, 2nd floor, Mercer County Courthouse, Aledo, Illinois for the purpose of hearing a petition by Gray Gables Farm, LLC, requesting that real estate described as follows, to-wit: Tract 1-Part of the Southwest Quarter of Section 25, Township 14 North, Range 3 West of the Fourth Principal Meridian, Mercer Township, Mercer County, Illinois, more particularly described as follows, to-wit: Commencing at a stone found at the West Quarter Corner of Section 25, thence North 89º08'24" East along the North Line of the Southwest Quarter, a distance of 1251.75 feet to a point, said point being the Point of Beginning, thence continuing North 89º08'24" East along said North Line, a distance of 563.56 feet to a point, thence South 00º36'53" West along the West Line of a prior Survey by Herman, a distance of 395.00 feet to an iron pin set, thence South 89º08'24" West, a distance of 563.56 feet to an iron pin set, thence North 00º36'53" East, a distance of 395.00 feet to the Point of Beginning, containing 5.11 acres, more or less, and all referenced as Tract "A" on a plat of survey prepared by Martin J. Herman, Illinois Professional Land Surveyor, dated the 20th day of May, 2026 and filed for record with the Mercer County, Illinois Recorder of Deeds Office on the 26th day of May, 2026 as document number 2026-415808, TOGETHER WITH an Easement for Water Line over and across a portion of the Northwest Quarter and Southwest Quarter of Section 25, Township 14 North, Range 3 West of the Fourth Principal Meridian, Mercer Township, Mercer County, Illinois, as shown on a plat of survey prepared by Martin J. Herman, Illinois Professional Land Surveyor, dated the 20th day of May, 2026 and filed for record with the Mercer County, Illinois Recorder of Deeds Office on the 26th day of May, 2026 as document number 2026-415808, c/k/a 2127 75th Ave., Aledo, Illinois 61231, being part of PIN 10-10-25-100-003, AND, Tract 2-Part of the Northwest Quarter of Section 25, Township 14 North, Range 3 West of the Fourth Principal Meridian, Mercer Township, Mercer County, Illinois, more particularly described as follows, to-wit: Commencing at a stone found at the West Quarter Corner of Section 25, thence North 89º08'24" East along the South Line of the Northwest Quarter, a distance of 1187.69 feet to a point, said point being the Point of Beginning, thence continuing North 89º08'24" East along said South Line, a distance of 522.82 feet to a point, thence North 00º49'19" East, a distance of 560.00 feet to an iron pin set, thence South 89º08'24" West, a distance of 522.82 feet to an iron pin set, thence South 00º49'19" West, a distance of 560.00 feet to the Point of Beginning, containing 6.72 acres, more or less, and all referenced as Tract "B" on a plat of survey prepared by Martin J. Herman, Illinois Professional Land Surveyor, dated the 20th day of May, 2026 and filed for record with the Mercer County, Illinois Recorder of Deeds Office on the 26th day of May, 2026 as document number2026-415808, SUBJECT TO an Easement for Water Line over and across a portion of the Northwest Quarter of Section 25, Township 14 North, Range 3 West of the Fourth Principal Meridian, Mercer Township, Mercer County, Illinois, as shown on a plat of survey prepared by Martin J. Herman, Illinois Professional Land Surveyor, dated the 20th day of May, 2026 and filed for record with the Mercer County, Illinois Recorder of Deeds Office on the 26th day of May, 2026 as document number 2026-415808, c/k/a 2126 75th Ave., Aledo, Illinois 61231, being part of PIN 10-10-25-100-003, which tracts are currently zoned AG-1; the Petitioner requests that these tracts be re-zoned R-1 so as to meet the bulk area requirements of the Mercer County Zoning Ordinance. If any property owner within 2 miles of the subject property wishes to be a party to this hearing, they must register in person, or have their attorney register in person, at least forty-eight hours in advance of the public hearing.
