NOTICE OF HEARING ON APPLICATION FOR APPROVAL OF VARIANCES EXCEPTIONS & WAIVERS
PLEASE TAKE NOTICE THAT RYAN HURLEY AND LINDSEY LEIFKEN, OWNERS AND OCCUPANTS OF 26 Olmstead Rd, Morristown, NJ 07960 has filed an application with the Board of Adjustment of the Town of Morristown (the "Board") concerning the property known as 26 Olmstead Rd., also known as Lots 19 & 20, Block 1120, as shown on the Tax Map of Morristown (hereinafter the "Property")
Zoning District (§ 30-203): "R"
Frontage Type (§ 30-204): Historic Suburban Residential (HSR)
The owners wish to add a two-story addition on the left side of the existing single-family house with a patio, landing and steps to the rear of the addition.
The Board of Adjustment is being asked to grant the following Type C-2 Bulk Variances from the provisions of the Municipal Land Development Ordinance regarding:
Section (§30-303.2) Improved Lot Coverage 36.9% Proposed, where 31.1% Exg., 30% permitted.
Design Waivers needed:
Section (§ 30-324.1) Front Façade Transparency –where transparency on Ground floor: 25% min Upper floor: 20% min
Section (§ 30-303.3.E) Gross Floor Area (GFA)– may be needed- GFA to be confirmed. Estate Building Type permits 2,500 SF to 8,500 SF of GFA
Any other Variances, Submission or Design Waivers and Exceptions as may be deemed necessary or appropriate by the Board, Professionals or Applicant that may arise during the course of the hearing process, so as to permit the construction of the addition and related site improvements on the Property as shown on the drawings submitted to the Board (the "Project").
A public hearing on this Application has been scheduled by the Board for Wednesday, July 15th, 2026 at 7:30pm, or as soon thereafter as it may be heard at the Municipal Town Hall, 200 South Street, Morristown, New Jersey 07960.
At that time, opportunity will be given to all those interested to be heard and at which time the Board may approve, modify or deny the Application.
During this public hearing, you or an interested party, as defined in N.J.S.A. 40:55D-4, may appear yourself, or by agent or attorney at the hearing of this appeal and be heard (in-person, by Zoom or by phone)
Take notice that the Board may, at its discretion, adjourn, postpone, or continue the said hearing from time to time, and you are notified that you should make inquiry of the Secretary of the Board concerning such adjournments, postponements, or continuations.
The Board is utilizing the ZOOM service to conduct regular meetings in compliance with the New Jersey Open Public Meetings Act.
