NOTICE IS HEREBY GIVEN that the following described property will be sold at public auction to the highest bidder, without any warranty, outside the front entrance to the Fifth District Court, Iron County, located at 40 North 100 East, Cedar City, UT 84720, on Tuesday, July 28, 2026, at 1:00 p.m. for the purpose of foreclosing the Trust Deed executed by NEW HARMONY RANCH, LLC, as Trustor, in favor of The 4215 Trust, as Beneficiary, recorded in the office of the Recorder of Iron County, State of Utah (the "County Recorder") on October 19, 2023, as Entry No. 00811130 (the "Trust Deed"), covering real property located in Iron County, Utah, described as follows (the "Property"):

A Notice of Default was recorded with the County Recorder on March 25, 2026, as Entry No. 00845968. The 4215 Trust (the "Beneficiary") is the current Beneficiary of the Trust Deed. The record owners of the property as of the recording of the Notice of Default was NEW HARMONY FARMS, LLC.
GRIFFITHS & TURNER / GT TITLE SERVICES INC. (the "Trustee") will sell the Property as is and where is at the time of sale without warranty, express or implied. A $20,000.00 deposit in the form of a bank or credit union cashier's check, payable to the Trustee is required to bid, except for the Beneficiary who can credit bid the deposit. The successful bidder must tender the deposit at the sale and the balance of the purchase price by 1:00 p.m. the following business day. The Beneficiary will be entitled to credit bid up to the amount of its debt, which includes unpaid principal, accrued interest, advances, costs of sale, including reasonable trustee's and attorney's fees, and other amounts as allowed by law (the "Credit Bid"), but if the Beneficiary is the highest bidder and bids an amount in excess of the Credit Bid, such excess amount must be paid in cash within 24 hours following the sale. If the highest bidder at the sale fails to deliver the entire purchase price to the Trustee within 24 hours of the sale, the highest bidder shall forfeit its deposit and the Trustee shall have the discretion to either award the sale to the next highest bidder (who must deliver the entire purchase price within 24 hours of notice) or notice up a new sale, at the Trustee's discretion. If the Trustee elects to notice up a new sale, the forfeited deposit shall not be returned but shall be applied by the Trustee according to applicable law as if it were sale proceeds. A successful bidder who fails to tender the full purchase price will forfeit the entire deposit.
A trustee's deed for the Property will be provided to the successful bidder within five business days after the receipt of the purchase price.
The Trustee, in its discretion, may void the sale due to any unknown circumstances at the time of sale that would justify cancellation of the sale. If the sale is voided, the Trustee shall return funds to the successful bidder, and the Trustee and the Beneficiary shall not be liable to the bidder for any damages.
