PARCEL NO. 1: All that parcel of land fronting 39 feet, more or less, on the South side of East Baltimore Street and extending back Southwardly therefrom a distance of 212 feet, more or less, to an alley, the Southeast boundary line of said property being parallel to and a distance of 45 feet, more or less, in a Northwesterly direction from the Northwest marginal line of South Locust Street.

Stine and wife, said point being established in a Deed from Austin E. Lutz, et al., to Homer V. Hart and wife bearing date the 21st day of April, 1928 and recorded among the aforesaid Land Records in Liber 180, Folio 139, said point being 69 feet distant in a Southerly direction from the Northwest corner of the brick house formerly owned by Lee E. IT BEING the same property conveyed from Carol Thomas Embrey as surviving tenant by the entirety of David Reed Embrey who departed this life on or about May 19, 2008, unto The Tokyo Group, LLC, by deed dated November 7, 2014, and recorded in Liber 4869, folio 26, among the Land Records of Washington County, Maryland.
TERMS OF SALE: A cash deposit or certified check of $10,000.00 shall be paid at the time and place of sale, except no deposit shall be required of the Mortgagee, its successors or assigns, balance in cash at settlement, except that if the mortgagee, its successors or assigns is the purchaser, a credit will be allowed for the mortgage debt, which shall be twenty (20) days after final ratification of sale by the Circuit Court for Washington County unless said period is extended by the Substitute Trustee, his successors or assigns, for good cause shown, time being of the essence; interest at the rate of 3.25% per annum shall be paid on unpaid purchase money from date of sale to date of settlement. The property will be sold subject to all restrictions, liens, covenants and encumbrances of record. In the event that the purchaser fails to go to settlement as required, the property shall be re-sold at purchaser's risk and expense. Taxes, water, rent, and all other municipal liens and charges to be adjusted to date of sale. All other public charges and assessments payable on an annual basis shall be adjusted to date of sale and assumed thereafter by the purchaser. Cost of all documentary stamps, transfer taxes, document preparation and title insurance shall be borne by purchaser.
